Using guide sheets during a loan signing
Have any of you actually used your manual or guide sheets during the loan signing to make sure that you were able to explain what each document was? Or did you feel like you memorized everything well enough so that you didn't need anything?

I made sure I knew exactly what each form said, and could explain it before i went to any signings. Last thing you want the bwr doing is telling the LO, "Yeah the guy you sent out had to pull out a book to explain something".... throw that client right out the door.

For the first signing I ever did, and for the first purchase I ever did, I used sticky notes with a one line summary or keywords for a few of the docs. While borrowers were signing one doc, I peeked at the sticky for the next doc and peeled it off before handing the next doc to them. For all they knew, it was just notes from the lender. I did it so casually, I'm not sure they ever even noticed them.

Email me directly Anon. Cassandra and I came up with a great way for newbies that should help you out. The post-it idea is a great one and don't worry, we were all new once and had the gitters -- so much to learn!

You don't have to make life-or-death split-second decisions. Use whatever aid or crib sheet you like to keep yourself on track. If someone asks you a question and you don't know the answer, say to them very honestly, "That's a very good question! Nobody's ever asked me that before! I have reference material with me to make sure you get the best information. Let me look that answer up for you, right now." The borrowers will think you are the best-prepared notary ever, and rightfully so.
I have performed over 1,00 closings and yet if there is a checklist provided by the lender I will go through it before I leave. The borrowers always appreciate that.
