Yoo Hoo Veri-Docs removed me from their database

Got a call from Veri-docs. I know they are a $50 company but I quote them my fee and it was agreed upon. No problem. Then the confirmation comes in and 2 seconds later a cancellation email comes in.

I called and asked why did I get a cancellation 2 seconds after the confirmation. I was then told the lender cancelled. I said, Yeah right? You just got another notary to do it cheaper and I hung up on him. This is the email I got back. The scheduler put in a note to justify my fee. Take note on the email, the system message and internal message and the timeline.

I had nothing scheduled for tomorrow and thought I would take this signing. I am also having companies
contact me to do HUD REAC inspections, my bottom line for inspections in my town is $300 for a 4 hour
inspection. I turn down offers of $150 and they call back when they can't find a Certified REAC that will
do it for that price and offer more It is the same with inspections, they want you to drive 4 hours and pay nothing

The order was canceled by the lender. however, you insisting to me that we canceled it because we got someone cheaper then hanging up on me just got you removed from our database.

Margaret I do not work for this company however I do work for another nation wide signing service, and I do want to let you know, that when I enter similar information into my system it would appear in a similar order. first I would book the apt with you, hence the time stamp of 3:22, then I would input the reason for the extra fees when prompted by out computer system. Because I must set this apt before I can note why there is an extra fee it would show up after the apt was set.

I am not trying to say your are right or they are right, the only one whom knows the truth is veri-docs.

I will say however I get closings sent over from the lender all day long that come over and are cancelled right away. Most times they are reset for another time to allow more time to get docs ready to make FedEx, sometimes they are resent to another signing service all together.

I will say this however most likely this apt was cancelled due to the lender and that is why stu took offence to your reaction. Imagine if you where telling the truth and someone hung up on you. would you want to continue to work with that person. How are you to know if the notary will overreact in the same outrages way with your borrowers. Like I said I do not know whom is telling the truth, however with a reaction like that I would cut you from our data base as well.

Granted this may not be a "high paying" company that you value or will miss working with, however you are simply displaying your lack of professionalism for this whole forum to see.

If you do a search on this board, they are famous for canceling a closing without contacting the notary.
This happens way too much. Is it not unprofessional to send a confirmation and never contact the notary
to cancel. He also keeps sending me other email that I have not replied to because it is RUDE.

First of all, I get it. I see where you are coming from, however, it gets old. Very old. The borrowers are not double-faced with us. From Margaret, I assure you, the borrowers have a very gracious and lovely person to deal with. The borrowers are safe from those like Margaret who are sick to death of the lies.

Quite often signing services are very double-faced. Even the ones that you feel you have a good relationship with will pull the rug out from under you.

It's an age old argument and one that causes people like me and Margaret spend our days when we are without work figuring out how to create situations that will give us the ability to get out of the signing service "wheel of no fortune." I have friends in the SS business, but because they are friends, they will understand that I have not chosen to be in competition with them, but do plan on bringing my projects to fruition that stop the need for signing services to schedule us.

We are tired of not being paid as much as you should offer us. Some of us will gripe endlessly and do nothing, but some of us will not. Tomorrow, or the next day, I will be back onto the project that is working to help Texas signing agents get closer to the source.

Let me tell you, Joshua...there are wonderful signing services I would RATHER work for than some title companies. Superior Signing Services is one of them. Carlos at SSS treats notaries with dignity and with lots of consideration. He actually pays a fee that is decent. Like SSS, the ones I speak of the ones who do not nickel and dime me to death or propose a $60 fee, or a half fee if the job does not close will always get my services. I trust Carlos--since he is small, he calls the shots and he recognizes work that is done well.

This is just how it is, Joshua. Veri-docs (all services) should perhaps up their base fee and then a great NSA like Margaret would not wonder or have reason to second guess you.

Play this side of the situation for awhile Joshua...then you might recognize that there's plenty of reason we are losing patience withlow budget rent-a-notary services.

Thanks Brenda for your reply. I am at this time doing what ever it takes to do inspections fulltime but
it is just like when I first started as a loan signing agent. Just as I have put my all into the Notary Loan Signing, I can't make a profit doing $50 signings 50 miles 1-way. The same applies for inspections, I am not working for contractors. I have become a government contractor myself and I am working directly
for HUD and not a middleman. I had to meet strict guidelines and had to have references from companies
I work for. It will take time to buildup this business but I will stick to working for high paying title companies for now as I have never had a title company do me this way.

last night I had a miserable experience with FASS in Santa Ana, used to work for them in 1998, 1999 but said goodbye when they got so cheap and difficult. Recently they have been calling me trying to get me to take appointments and I have turned them down, last night I accept an appointment with e/docs and they agreed to my fee. Scheduler told me they had the documents and were ready to send them, so I called borrower and told him I would be coming at about 6:00pm, that time came and no documents, called FASS and was told they were running a little bit behind but documents would be sent very shortly, called borrower to tell him I was running late, 8:00pm, no documents, no one answering at FASS, so I called borrower to cancel. This morning I got a phone call from First American in Arizone, they had
the documents and FASS had never given them I e-mail number so that they could send them to me, about 1/2 hour later Michele from FASS calls and wants to know why the signing was
not done, why didnt I go to the appointment etc. etc. I told her she should not be calling me to get the answers to these questions. I will never break down and take another appt. from this miserable company!!

Everytime I thought it was too good to be true that they agreed to my fee. I had only worked for them once in 4 years and I thought I had heard of the board they were a $50 company. Its OK now, I got a call
tonight to do a Title company closing for tomorrow at the same time. My fee $150 for overnight docs.

Well I new as always I would be the odd man out, I mean supporting a signing service on this forum is like a Frenchman walking into an English Pub during World Cup....and like always as both an LSA and an employee of a signing service, I am on both sides of the fence. You are right If a Company does have a history of "bad practices" then one would take that into account while interacting with the other. I have not worked for Veri-Docs and therefore was unaware of any previous history. However I do still have to Stand by my word, as a generalization, I would not be quick to assume the worst.
