BEWARE!!!!

I AM HERE TO WARN ALL NOTARIES THAT CLOSELINE http://www.closeline.com/home2.asp IS A TERRIBLE COMPANY TO WORK FOR. I DID A CLOSING THAT THEY OWED ME $250 FOR .. IT WAS A 1ST AND 2ND ... I DROVE OVER AN HOUR TO GET THERE ... THEN BECAUSE THE BORROWERS RESCINDED (WHICH THEY SHOWED NO SIGN OF DOING AT THE TIME OF THE CLOSING) THEY DO NOT COMPENSATE YOU FOR ANYTHING ... THEY PAY YOU NOTHING!!!!! UNFAIR!!!!!

It's not just Closeline that won't pay if the borrower rescinds. This happened to me for a loan in October that I did for National Document Signing Service. I will never get the money they owe me.

I'M THINKING ABOUT GOING TO THE BBB. I DID MY JOB ... I'VE NEVER HAD THIS HAPPEN WITH ANY OTHER COMPANY. I ALWAYS GET A PRINTING/TRIP FEE IF THE LOAN DOESN'T CLOSE. I'M SO UPSET OVER THIS!

Sorry you had such an experience. Did you sign a contract with them, if you did read it over and see just what they pay if No Close.
Next time remember to go over what You expect to be paid if loan doesn't go thru-prt/exps-trip fee,..etc.

I purposely lined through their no fund no fee part of their contract and faxed it back to them, along with a little sticky note pasted to the bottom of the contract stating " As a Notary Public, my fees can not be contingent upon the outcome of the notarial act. Never have heard from them. And this goes for all companies that have that stupid policy.

Look at the confirmation. I think this company states (probably in small print) that if the loan doesn't fund, they don't pay. I think this is the same company as Montgomery Home Title who also has the same policy.
I accepted a signing from them and when I saw on the confirmation that they didn't pay if the loan didn't fund, then I called them and refused the signing under those conditions.

I WILL DEFINATELY HAVE TO PAY BETTER ATTENTION TO THE FINE PRINT .. I'VE BEEN DOING THIS FOR OVER 2 YEARS AND I HAVE NEVER HAD THIS HAPPEN. ALL THE COMPAINES I WORK FOR PAY SOMETHING :(

I WILL NEVER DO WORK FOR THEM AGAIN AND I WILL ALWAYS MAKE SURE FOR NOW ON THAT I GET COMPENSATED FOR TIME AND DOCS PRINTED BEFORE ACCEPTING THE JOB. Smiley

I also refuse to work with companies that have a no pay if rescind rule. Does Wal-Mart fire a cashier every time a customer returns something?

I feel really bad about your experience. I would really be Steamed. It's a shame that we have to be so carefull and untrusting with people. Wait till you get a confirmation,...etc.
But for every seedy company out there, thank God there are more good ones then bad ones.
The bad ones get all the Press time.

This experience is just another example of how NOT to do business.

As for e-mail job bids, I just delete them. I want to speak with the person I'm doing business with and make sure that all the details are worked out BEFORE they even send me a confirmation. Just my location is one reason why. I am not driving all over the countryside for ZIP! And I don't play the "Notary Auction" game, your fee it your fee-end of discussion!

"Closing Oportunity in you are" Was sent to SPAM, NO MORE!

I, long time ago put their e mails in to spam and no more e mails from these bozos.
At the begining I used to put my fee, and stating that I would get my fee regarless of their
policy. As you may know I never got a call back, but I dont even receive their stupid
"closing oportunity in your area" I know we as notaries may be a dime a dozen for them
but my time lost with my family or at least watching tv is more valuable.

Countrywide still owes me for printed docs.

2 sets and you all know how large their loan packages are. Fortunately the job was cancelled before I left my home so I didn't do any driving. I know I probably will never see the $$ they owe me.

Closeline is MHT. I use to do work for them. Only had 3 that did not fund. I added $25 or $50 to each close after a no pay till I got my money back.

Closeline = AKA: PES, Titlemania & Montgomery Home Title.

6th paragraph down on their 1 page contract, "You will be paid a fee for each closing that successfully closes and funds. You will not be paid a fee foer each closing that cancels, rescinds or otherwise does not fund. The fee will be agreed upon in advance and there are no payments for charges of any kind or type."

I would call the title company and loan officer direct and explain the situation. You have nothing to loose and they may offer to give you something for your expenses. I received payment for a closing directly from the loan officer when I discovered this signing company had a horrrible reputation for not paying. I discovered this after I had accepted the closing and contacted the borrower.......who happened to be a neighbor of mine. I did not want to cause her any problems so I completed the closing but I knew the signing company was not going to pay me......their company name is mentioned on this board as being deadbeats. So, I called him (loan officer) direct and he sent me a check and thanked me for closing the loan and dealing with a very difficult situation. He also said in the future.... he would call me direct for closings. The bottom line is....closing completed and I got paid. Terri/Florida

I ask all notaries, please do not work for companies who wont pay for no signs, cancelations,
no funds etc. We have done our job. They have to pay fed-ex for delivering documents, they
cant not pay their phone bill for calls made, why do notaries let them get away with not paying us?

Can I ask...is this a general rule if you signed a contract with them or is this just a general rule no matter what?

I'm at the point of not signing any contracts cuz I've found most SS contradict their own contracts.

So i'm just curious...is this a rule (on the confirmation) with you have contract agreement or its just thier rule no matter what?

Advise.

They can put whatever they want in a contract, but so can you. You don't have to accept their terms. If you see "we won't pay you if this doesn't close/fund," you can come back with I won't do it unless you change this. Problem is they usually just don't respond. So the best thing to do may just not to mess with them anymore.

No it's not just their rule no matter what, but they like act like it is. Keep in mind you may be dealing with a scheduler in a cubical in a huge company that has NO control over policy. You have to get them to pay you. And if they don't... what then, do you drive to their HQ in another state and sue them in small claims for $50?! I guess bottom line is to get confimation of agreement up front. If there's something you don't like that they won't change, I guess turn it down and don't do any more for them.

Closeline, a/k/a PES, etc. and Closings on Call from FL are the only companies I know of that do this (both put the no-close/fund policy in fine print. Anybody know of any other companies that do this?

I ask for the no-sing/fund policy up front from every company now, but almost never get a response. (Closeline and COC just kept ignoring the question). When I found this ouf from both companies after I had taken a closing I asked for them to make an written exception or I wouldn't go. Both just didn't answer and acted like I had just backed out of the closing.

Confirmation

Well, I tried... Closeline sent me an order and I replied to thier confirmation with my own terms. (Their confirmations all make reference to their imfamous contract that says you won't be paid if it doesn't close/fund).

I have a confirmation that says I charge full fees for no-signs/funds. I also wrote the terms of the agreement, and put in a reduced trip fee for a no-sign. I asked them to respond and agree to the terms or we would have no deal and I would not do the closing. What did they do? Nothing.

Same thing that happened with Closings on Call. They just don't respond and act like it's confirmed with thier terms. A day goes by and it's getting close to closing time. I have it down as cancelled on my schedule. I get a barrage of phone calls and e-mails. I reply again with my terms. It goes out of the schedulers hands and she acts like I never raised the no-sign/fund issue. Somebody else from the company starts in. Panic mode now. They are furious and act like I just backed out of the closing. I get the you dropped the ball and will be blackballed forever speech again.

After the fact, I get an email saying that I'm now on the "do not call list" for Closeline. Finally get an answer to my question about making an exception the the no-pay policy. She says "no, I can't do that." Huge waste of my time and a drain on my energy level. Turned off my phone and computer and quit for the day... don't want to deal with any more closings for awhile. Does anybody else get this? (They ignore your question and just act like you agreed to their terms).

Probably the scheduler has no control over policy and supervisors are unwilling to budge for this company. I guess you just can't ever accept closings from companies with the hard-line no-pay policy -- it's just a waste of time to ask them to make an exception.

So far I only know of 2 companies that does this Closeline and COC. Closeline is a/k/a PES, Montgomery Home Title, Titlemainia, etc.
