Competency

Here I am again...wondering about competency of a signer. I was at this home last year. An elderly woman and hovering son and her sister walking around carrying an egg. He tells me he is now on the deed. Last year she started out quite confused but understood once she focused on the paper work.
Do I rely on my gut feeling on her responses to my "Do you understand....questions?" Remember..he is on the deed.

Did you feel comfortable with her responses? That is a hard one. Because if competency is in question or it seems that the signer is being bullied then what do you do? I feel for ya.
