Get this. I just sent Pinnacle this e-mail
It's now 3:30. I told you last night that if I can't get the docs by a certain time that I would not be able to do this signing. The bo has other appts at 6 and can't sign any later as do I. If I can't get the docs by 4 then you will just have to find someone else. I'm sorry, but I just don't understand why I should have to rush around and rearrange my schedule when they can't get it together.
Can't wait to see what she says.

The SS companies don't like it any more than we do
They feel our pain when docs are late and don't expect us to change our schedules because the TC get held up. As a matter of fact they probably get more frustrated than we do! I just had to cancel one because of Dynadox being down and it caused a conflict with my schedule and I would have rather eaten a bug than call the SS but she was very understanding. With so many involved with loan docs sometimes it's a miracle anything gets done! Ragging the SS over the lateness of the docs is an exercise in futility. I've done work for Pinnacle and they have always been highly professional and extremely polite to me, always met my fee and paid within 30 days. I try very hard not to burn any bridges.

Yes, but it took me for ever to get them to meet my fee. I shouldn't have had to haggle. They originally wanted me to do it for 60.00. Then do another in MD for the same price. I told them sorry, but I charge more than that. So she asked and I told her. She said, I need to get that approved and I'll call you back. She got it approved and I expressed again to her LASTNIGHT that I need to have the docs by a certain time.

Pinnacle has never tried to negotiate my fees. I've never had to wait too long for payment, either.
