I don't get this...

I probably won't accept another job from Vital. They told me on Thursday that it was an open time for Saturday, I get the e-mail, download and print...go to borrowers after I call and lo and behold, they had no idea that the loan was closing as they had not been contacted after faxing over some 'extra' paperwork on Friday. Vital told me to call and set the time. So, after the signing I get get yet another call to find out if I set the time, I tell them it's done " Oh great. thank you very much". Then today I get a HUD e-mailed and have to go out again and fax it in when it's complete. This is the e-mail I just received....

"Please handwrite on line 1106 in the Notary Fee section - "$160" and have the borrowers initial. They will receive a corrected HUD on final invoicing. Thank you so much!"

What the hell is that? I'm not getting anywhere near this fee!

Sorry Charm: The difference between what you're

getting and the fee on the HUD is what the SS earns. This is why I believe that we need to get together and see how we can get the whole fee: it's what your serivice is worth. The SS is only a middle man.

I wouldn't write in anything on the HUD. The lender's have to approve HUD's after the title companies mark it up with their costs. Now, they are asking YOU to enter another fee in there? No way. I can't imagine you ever would but why the heck doesn't whomever was sending it mark it in there and you have the borrower initial that they knew it was put in, etc.

Now, they don't want to pay us our worth, but they want to take half the money AND have us do some of THEIR work? I think not!

Title company should only take at most an hour to produce a new HUD, have ameriquest get it fixed, and sent over to ya.

Why are you shocked, what did you think they were

getting? This is a signing service. I have seen some of them get 2 and 3 times what the notary gets. If you really only got $85 for amerq edocs, that's sick.

Carolyn, I'm not going back out, I'm telling them to get their HUD to the borrowers without my addition of notary fees and deal with it. At this point I'm ready to write it off as a lesson well learned!

I've never worked for Vital, but my Ameriquest was with another well-known SS handling their loans. Docs were a day late, BOs werre misled or lied to -- I don't know which. The refi was nearly 200 pages, and that wasn't even counting BOs copy. Granted I did get more than $85, but I learned my lesson that I won't touch Ameriquest loans again.

Charm, I've had the same experience with Vital - twice, and there won't be a 3rd. First time around I received calls from several people at Vital, all checking to see if I had docs. Docs were late, and therefore so was I. Didn't like it, but pulled it off and gave them a 2nd chance with another pkge, but had the same exp. Got a call from them 15 minutes into the closing asking if I got the new HUD they just emailed. They paid 1/2 for a 2nd trip, however the borrower later told me they charged them another $160 for the 2nd trip, and I didn't get 1/2 of that. They're too screwed up for me to work with.

Normally, the Notary Fee section is "blank", or indicates my fee. I would not recommend you writing in any number and having the borrower sign anything. That's a big no no.

First, they should have corrected the HUD before emailing it to you. It doesn't make any sense to email an incorrect HUD to you and instruct you and correct it.

Second, I have NEVER gone back to a borrower's home to deliver a HUD. Corrected HUD's are overnighted, emailed, or faxed to the borrower. Borrowers are informed that their HUD will arrive later, and that if they do not receive it prior to their RTC period expiring, that they should feel free to exercise their RTC.

Third, I do not understand why Vital is charging the borrower for a second trip when the error seems to be on TC's part (this also applies to Jake's post as well).

I had a call from them half an hour ago and saw their name on my Caller ID so I let the voice mail pck it up. My son said, "Mom, you're complaining about not getting many calls and then when you get one, you don't answer it and don't want to take the job." lol By the way, the job was for 2 hours from now about an hour drive away!

So this sounds like a pattern. They send everything, then e-mail you the HUD after the appt., and charge another $160.? I snet the pkg back today. I'm not writing anything on that HUD and I'm about to tell them to K.M.A.! I'm calling and telling them, I'm done and they can do whatever they want with this thing. Yes, I took an 85. fee for nothing better to do on a Saturday morning in my hood. Never again, I had no idea it was Ameriqst.

I had no idea that my first Ameriquest was going to be an Ameriquest either. Look at it this way, you only get burnt once, and then you learn to ask and charge accordingly.

I am disappointed with you. I thought you knew better. An Ameriquest edoc for $85?!

Alright, go to room, no TV, no Xbox and no message boards. Now think about what you did and why you won't do it again. The minimum fee I charge for Ameriquest loans is $175 - just for the huge pkgs. and the hassel. If they are desperate enough, you will get it, I do. Otherwise, I just don't do them AND I don't get any of that slime on me from the LO/AE.

tomorrow is another day. Smiley

I went and drowned myself in crablegs and butter for punishment. I feel better now and I am writing 100 times, "I will not do Ameriquest for any amount of money, I hate that company and it's slime ball ways!"
Of course I'm going to line up three pens to do it. Remember that?

Crablegs and lots 'o butter ALWAYS makes me feel better too. Add a pitcher of beer and some dear friends and you have one of my favorite get-togethers.

Your common sense will tell you there may be a viable reason why the T/C did not include a SS’s fee on a HUD. Experience will tell you, as a NSA, you cannot modify or make adjustments on a HUD. But your question was; What the hell is this? It’s a disorganized and unethical company hoping you possess neither.

They used to try to get me to do them for $75. I always ask what lender, they would state amerq and I would say no thank you.
