Madison Credit (Freedom Mortgage)
Need to Vent! Had a closing w/Madison Credit (Freedom Mtg) last Friday night. Nice people. Met my fee. Pkg around 110 pages in plenty of time for closing. Left early w/directions in hand. Couldn't find borrowers home, no lights, no numbers, called them, they guided me into an alley in the back of their house.
Began revieiwng HUD and they got upset, wrong mortgage amount and began a lengthy discussion about all the phone calls, faxes, mailed docs to correct mortgage amount which ended up still wrong on HUD. I stopped, put the pkg aside and we began making calls. We called LO, no answer, left message. Called title company, left message, called lender, left message, called LO again, left another message. BOs wanted to review docs anyway in case someone called back with explanation, so we did but of course, no signatures, just wanted to look over, had tons of questions so we began making calls again and I heard even more stories about mix up.
Finally after an hour and 7 phone calls later to as many people as we both had numbers for, I left, went home, emailed and faxed the 3 people I had been dealing with and sent my Invoice for a No Sign. Got an email the next day stating their policy is to pay only $25 for a No Sign and to resend my invoice or I will not get paid.
I explained in my original cover letter w/invoice I typically charge the edoc fee, half the negotiated signing fee and mileage fee (I never had a problem receiving this from any other No Sign) and explained I actually spent an hour with the client reviewing the docs since their intention was to sign if we could resolve problem with good explanation, obviously printed their package twice, drove to and from the Bo's home and they thought my services for all that were for free???
Again, their email response from someone higher up was they will pay me $25 only and if I don't revise my invoice, I will be paid nothing! Next time I negotiate my No Sign fee up front.

I liked the fact the package got there on time via email, but I did have one fax back, a note saying the loan closed and my Invoice, AND a phone call had to be made to the lender to tell them it closed, AND everyone who emailed me docs needed an email to confirm I received their email which is standard procedure for me anyway. None would have been a problem, I was upset about the small No Sign fee. Oh well.
