Why we charge what we do

I am sitting here waiting for the last part of my doc's (Hud) which I am told they have not even started yet. This signing was for 45 minutes ago. I have been talking to them about this HUD for 4 hrs now!
Today I turned down 2 other requests for tonight. If this signing does not happen, I am out a lot of income.
I know they are scrambling to get the HUD and Compliance on the titlework. But I really do not want them to waste my valueable time either. I have bills to pay.
I am seriously thinking of starting to invoice them by the hour when I loose business because I am waiting past the agreed on time for the Doc's

I'm waiting for a HUD, too. My signing was 25 min. ago. I had one other one scheduled for tonite that was cancelled. I can' t remember how many I've turned down for tonite b/c I had these two already. Now I'm down to (maybe) one! This happens on every last funding day of the month. I should just turn every single one down b/c I end up with none anyway, then at least I'm not sitting at the computer looking for docs all night. Smiley

Me too. I turned down three other jobs tonight. Original time set on Monday was for 5:00pm then changed to 6:00pm earlier today........ closing is 40 miles away ...... its 7:45 pm and I still dont have docs.They keep on telling me they'll be emailed in 10 minutes( for the last 90 minutes.) In ten minutes I'm out the door for margaritas...... I've had it with these rude SOB'S. Sorry about the arrogant tone but I am getting fed up with this BS..... and the best part is that the loan officer told the borrower I was too busy to get there at 6:00pm. What a liar.

Personally, I never accept e-docs.....way to time consuming. Somethings are better left the same, like overnight docs. Have a glass of Pinot Grigio, or other mood soother while you wait :o)

At EOM, and especially the last day, I only accept assignments within a 15-mile radius. Travelling takes up too much time and much lost income.

That is an interesting idea. I'd love to hear the results of this if you try it out.

And it's pretty easy to put into effect: the first time you talk to somebody about the missing docs tell them you charge by the hour for waiting. Then when they finally call and say the docs are ready, simply tell them that the fee has now been increased by $XX due to the delay, and that a written confirmation of the new fee is required before you'll do the signing.

I have my doubts that too many companies will actually go for this, but it would be fun to see what happens.

As for turning down other jobs, there is always the option of double booking yourself when one or both of the signings are edocs, especially if it's with a company who you know is bad about getting docs to you on time. People are usually pretty flexible about appointment times, and if the title companies have no problems with forcing the appointment time to be changed at the last minute, why should we?

Well count me in on the sit and wait game. My appointment is in one hour and still no docs. At least BO is only 20 minutes away. Plan on calling her and rescheduling for, oh I dont know, say around midnight. Hehehe.

Give em a final time for receiving docs and stick to it

Most appts on Last Day to Sign fail.

I give em a drop dead time for ALL docs to arrive. I stick to it.

One TC missed the deadline today. I took another gig.

The only way for the jerk LOs to get that we need docs on time is to not close their loans if the docs are late.

Well here I am in the club with the rest of you. My appt. is for 9pm and it is 8:55pm no docs. Title says they will call me 'cause they are waiting on 80 others. Well I'm done for the night. Getting in my PJ's and just kickin it. I am not going back out tonight period....unless the up my fee. Ha ha!

Nice to know I wasn't the only one in this boat tonight.

Get this..one of the ones I had to turn down called me during the long awaited signing. I answered thinking it was the folks from the signing I was in the middle of. The caller was SOX!
They had called earlier about doing a last minute and I thought they said Fox. and tried to work them in but couldn't. Their borrowers were willing to go a little later and they wanted me to go. It still wasn't enough time to get back...and after today, I did not want to take a chance of losing more income by not getting paid
