two things...

1. If you are not signed up at 123 notary.com, do so! I get many calls from companies finding me there.

2. I got a call from a new company finding me at the above listing. Western Finance specializes in re-fi's of manufactured homes. She said they were going to o.n. the docs along with a disposable camera and a questionnaire for me to fill out. They met my fee for my home county.

I was wondering if anyone else has done one of these, as this is a first for me. What was your experience?

Sue, I wonder why that happened?!

anyway, being an ex-mortgage broker, I know that these are hard to re-fi. It has to be skirted. Companies are afraid of them driving off after their re-fi'd. I'll send you the info after I get the confo. This is a new company, so I don't know much yet.

Westren send a list of inside and outside shots of the mobile home. It give a exact description of what they wanted, like the living room from opposite corners of the room. I sometimes let the borrower take the pictures.

There will be instructions in the package...

Usually 2 of the front of the house, 2 in the back, couple of the kitchen, living room, bathroom and that's about it-no biggie.

I did one for Western, same thing with pictures and pretty much like a regular signing. Paid as agreed.

Western is probably great but they won't be calling me. They sent the package out late and it did not show up here for Monday am. Also, I did not get a confirmation on the prev. Friday when they called. I thought they blew me off.

Well...the gal called me back at the time for the signing and said WHERE ARE YOU?

And began to rip me a new one. This gal was so abusive that I told her they would have to locatge another person to do the job. Also, the camera part was a surprise. The package show up here the next day with the camera in the package. I did not open but felt it and figured it out. I like to be informed ahead of time.

Somewhere I read they got behind on payments but the posts today sounds promising. Good luck.

I have done a couple of closings for Western Finance. They are usually very easy and don't require a lot of time. As you said, they overnight the docs and include a small disposable camera. Usually no more than 12 shots, but they give a listing of the shots they want. In one instance, there was also a checklist of the different rooms and I had to inspect and give opinion on condition. The only issue I have had is that on one occassion they required quite a few documents to be returned with the other documents; thank goodness the borrower was aware of the documents and had copies/originals ready, even though according to them Western Finance already had copies.

Charm... I executed one of these for DeepSouthWestern Finance ( obviously a sister Co.). Four days prior to the closing, I received a palleted crate upon my porch. Upon obtaining the proper pry bars and hammers, I persuaded the upper panel of the crate to open. It contained not only a camera, but also various analysis and measurment equiptment. There was adequate illustrated documentation to gain basic knowledge on all the equiptment except the spectroscope. After the signing, I essentially collected the required pictures, radon samples, tensile strength of straping, micrometer thickness of all doors and windows, 6 core samples for elemental spectroscopy analysis, and a sample of the skirting material. As they had essentially framed this particular doublewide, I sent in a 15lb cinder-block with the un-analyzed core samples ( I couldn't discern if it was photo diode array spectrophotometer or atomic absorption...so I just let the SS take care of it...) BTW...Charm...

As much unsolicited condemnation as I may receive.... I must confess that this was one of those $40 signings. I calculated my loss at $2,436.81. for the 38 hours it took me to fulfill this contract. I did however obtain 6 stitches in my hand, 162 karma points, and an "atta boy" from the service. Priceless...yes?
