update on Vital...
They have been calling 12 hours a day, leaving various messages, this is AFTER I left a voice message and sent an e-mail. The latest now is, that they heard from the lender (Ameriquest) and that I returned "several" (freaking 'several') docs back not notarized. NOT!!! Now they think I'm going to receive these docs with some doc they didn't send me and go back out for no extra fee. WRONG!!! I know for a FACT that I notarized everything in that pkt and they screwed up by sending me a doc on Monday after telling me this needed to get done on Saturday. Now, in this last message they are threatening me with no payment if they need to get another notary... You know what??? Screw you Vital and Ameriquest Too...keep your freaking fee and leave me the hell alone!!!

Charm, I understand your frustration. I was told by a SS that I missed having a borrower change and initial their middle name on "several" docs. I told them to send me a copy of those docs and I would be more than happy to go back and fix any errors. I had gone over these docs with the borrower and her husband to make sure we didn't miss anything. The SS said that they just want everything redrawn...I said ok, here's my fee (same as before). They said that since I made so "many" mistakes, they would pay me only such and such. I told them that I didn't feel I made any mistakes. If I did and they could produce them, well, 100% satisfaction gauranteed means I would go back and fix any errors I made for free. Again, they couldn't produce any errors to me so I stuck to my guns.
When I printed the new docs out, I found that there were a lot more pages than the first time, and also, 3 more pages to notarize that were not noted in my journal from the time before. What it came down to was they wanted to pin mistakes on me when in fact, the mistakes happened before I even got the docs. This was/is a highly thought of SS that SA's praise on this site. I have to wonder if they've gone to "the dark side". I just hope I get paid for both signings as I was told I would.
Good for you for sticking up for yourself!!!! - Melissa

I started keeping all documents in my e-mail until paid. I have had quite a few companies tell me they were sent via overnight when they were e-mail, and also a couple senarios such as yours. I just send them an e-mail telling them that I have the documents to prove that they were e-mail. Also, it is proof which docs I did or did not receive.
When the signing is paid, I delete it from my e-mail.

Vital,Lenders F. Choice should be in the no, no list...
These companies and so many others used to be in very good standing with notaries, well not anymore, we should stop accepting this ridiculous fees from them, and now with your experience Charm, they can call a notary in Peru to do their loans.

Same here jojo, I dont delete the file till I get paid. I know this may be not so good, but when its O/N package I make a copy of everything I notarized. Hey its only 3 or 4 cents per page, so it will save me some headaches.

If you're being paid $150 from LFC, I'd like to know which state you're in. They haven't been so generous in my area for months! Their edocs take 2 hrs to download, and are just not worth the stress, and the appts are always late because of this.

I had a company, not Vital, claim my seal was blurred on the mortgage and the county would not record it. And would I overnight a loose acknowledgment to them. I did not believe them so I called their bluff and said email me another mortgage and I'll go out get it signed and I'll personally take it to the court house to be recorded. They replied, oh gee, it's not the mortgage it's an affidavit that was not notarized. I said okay, faxed a copy of it to me to show that I missed notarizing it. Fax came in and the signatures were nothing at all like what was in my journal. This proved that they forgot to send the affidavit and just wanted me to send them a loose acknowledgment. I faxed back a copy of the journal page and their bogus affidavit. They then agreed to pay my full fee to go back and get the affidavit signed and notarized. I'll correct my error for free IF I MADE AN ERROR but the company has to prove I made the error not someone else.

Re: LFC
LFC is a great company to work for. I have no problems with them meeting my fees.
They do consider certain factors with regard to fees.

Time for some CYA -- make sure you save the emails that show you were sent the HUD after the signing -- and the funny one instructing you to "correct" the HUD.
You should be paid for doing the signing. The snafu with the HUD should have been taken care of by sending it directly to the borrowers.
I have to say that I do Ameriquest loans all the time, although this past year they haven't done too much here -- they must have been targeting a different area of the country. They're always e-docs, and I am paid very well.
If the HUD is not ready at the time I am ready to leave, it is understood that it will be sent directly to the borrower, without my involvement, prior to their RTC period ending.
I have never had this type of issue with any Ameriquest loans. However, this has been an issue with a couple of other lenders..... Thank God I love to save and backup my email files. I cannot notarize something if I never received it in the first place.

BY GOLLY, YOU GO BETH! thats the way to tell these scumbags. I might, and I mean might miss one notarization or a signature but SEVERAL??, I DON'T THINK SO!. I am sic to death of these companies telling me I missed a doc when the fact is they never sent the damn thing to Begin with. I now keep all e-mailed docs on a CD untill I receive a check for them. When they call and say I missed a doc, I can pull up the docs to see if it was in fact missed or just not sent. If it was missed I take care of it on my dime, but if it was not included I can email the package back to them proving my point.
