2 part signing

Just returned home from the 2nd half of a two part signing. Husband signed in FL yesterday. The local notary did NOT change any of the venues and on the Mortgage acknowledged that both parties signed! Also did not fill in his "commission expires" date. Some of the Jurat's also had a venue and he did not change any of those either! Also did not fill in the Patriot Act Form which had the husband's name pre-printed on the top half. I did my part correctly and attached a loose acknowledgement and loose jurats where needed. This was a signing directly for a title company! His commission expired in 2009 so he is not completely a newbie, I don't believe. I called Title Company and left voice mail for the escrow officer so he has a head's up and can rectify the situation tomorrow hopefully.

This poor quality of work is unbelieveable.

Word to the wise: If you are doing a two part signing and aren't sure, ASK for direction instead of ending up with egg on your face and maybe being black listed with that title company (and yes, my fee was very good, so I'm assuming his was also).

Just did a two part state myself for Chase.

I went ahead and attached extra certs where two would be needed, made an extra bwr's copy for Notary #2...tried to make it seamless for Notary #2.

You know Dorothy, this kind of garbage is why title companies are seeking notaries in Texas who are not plugged in through signing services.

They had NO idea they had any choice. I love it.

When you guys do your marketing to LOs, explain the middleman and signing service situation in your marketing materials.

Explain this is NOT the only way to get a loan done.

--they can ASK for you. It's THEIR loan.

--tell them in many cases signing services pick the "cheapest" notary...one who is a car lot notary, even.

--let them know they'll pay you the same or less as the signing service if they'll just keep your card handy.

--just be nice, do not run SSs in the ground but explain THERE IS an alternative!

Just do NOT include a signing service in your network of notaries. Dumb, dumb, dumb. Our business has doubled since we got the rip fixed in our system. At one time we had it set up so she could find notaries missing in the outlying areas. Okay, I'm naive and think people keep their word. Yeah...in this case the SS marketed directly to the SAs clients and did not keep her agreement with me.

It's the best thing that ever happened to our network, however, because we all got pizzed and we won't take it anymore...LOL!

I really love it when I get a call "who can do Smalltown USA for me???" Sally Jo can...she's done at least 50 rev morts and 300 refis...here's her number. And, NO, you don't owe me anything, just give her the full fee you'd give the signing service.

Low quality, high volume NNA agents

These are the characters who are getting our fees reduced.
When the TC/SS picks up the phone to hire you,
(meaning me or any of us, by "you"Winkand have not had any
experience with you, they are not sure about your quality,
because of incomeptant NSA's they deal with on a regular basis.
Biy, it is frustrating!
