MKIA - TX attorneys & rented office by the hour

I have a friend who has been an attorney for several years, but has never set up practice. I was trying to interest him in helping me to close loans. There is an office location we can rent in a central location of DFW by the hour, and would like to know if this fits TX state guidelines, of being in the "brick and mortar" of the attorney/ title office.

Also, since I am just using his presence in the office, does this incur any liability for the attorney, if I the signing agent am doing the closing and he renders no legal opion or advise? It would seem to be the case, since Texas allows any notary within a title or attorney office to conduct a closing. Of course, I will reimburse the attorney for the rental and share a part of my fee with him, to compensate for his time.

My attorney friend would like to help me do the business, if he is certain any errors I might make will be my own responsibility (I have 35,000 E&O Insurance).
