QUITCLAIM DEED
I have never done a Quitclaim Deed before. A lady whom I work with wants me to notarize a quitclaim deed to ADD her name to their (her & husbands) home. First of all, can a Quitclaim ADD someone? I used to be a Jr. Loan Processor & have never heard this before. Second, is there and tips or rules I should keep in mind?

You just notarized her signature. Very basic. You'll be fine and they aren't uncommon.

Janice Do not be concerned over what the document will or will not do. We only notarize signatures not documents. But, just for your information, the husband will be quitclaiming the house from John Doe to John and Jane Doe which will add her name to the house. Takes it out of his name individually and puts it in both their names. So, probably it will only be the husband signing.

A quitclaim deed relinquishes title to another, so it can add, subtract and multiply and divide (teeny joke there, but it's true).
You as notary don't have to know anything about the document - if it looks complete you just notarize it like in anything else.

Janice, you got great answers. Forget everything you ever knew about the law, mortgages, etc. in your former life. Stick to the signatures, the ID, your correct notary language/notary rules. It was a lesson I had to learn.
