Western Finance & Mobile (Mfg) Home Financing
Awhile back someone posted very interesting information they got from Western Finance. This is the reason I love NotaryRotary.com. There's gold in these archives. I followed up on the lead. This will possibly be a way I can use my marketing skills to do a little cashing in.
If you are in a place where $150 signings and $500 days are plentiful, you don't need to diversify. I, however, do.
What Western Finance is asking for is leads to get loans.
One of my network cohorts called the number on the letter and she was told they will pay for the leads and was given a price for supposedly just driving around and getting the phone numbers for the people in her area selling mobile homes. The price she was quoted was very interesting, to say the least. If the loan is approved and goes through, supposedly, the agent (notary) will also be called to notarize the loan. Not sure if that's okay, but will check with the SOS on that. The lead income would be enough for me and I'd be glad to forego the closing.
However, I got my own package from contacting WF and was not told any $$$$ specifics. I will follow up on the specifics on Monday. Also, it will take more than just driving around and getting numbers off of signs to facilitate this. What we must be careful of before jumping into this is to make sure we are given credit where credit is due for it. I do not know how they plan to do this and will follow up on it.
I am not saying that WF would do anything unfair, I am just saying that what we do not want to do is become a nationwide network of hard workers getting the word out for a company or purpose without making SURE there's a way to get paid for it.
I intend to develop a specific trial marketing plan for this type of work and have started writing it up to use as talking points with WF. Even if Western Finance does not turn out to be the way to go I have gotten ideas on how to make this work in the big picture.
I will not go into it further than that, other than to say when and *if* I finish this marketing idea I will share my work product for a small price, but I will not be giving any of it away. I hate to be that way but this is so different from the kind of work we usually do that it would take too much of my time to share it for free. Especially since I have found that people often want to hear about "how-to" put together a business but never really do anything with the "how-to" of the business and I might have spent two hours or more trying to help them.
To that end, I have some questions about manufactured home financing that I need to know as I go along. I'll post them on this thread and if you feel so inclined to answer, I'll appreciate it.

I know that MH financing is always going to go at a higher rate than mortgages. What rates have you seen lately? I have done no more than ten of these and have no current point of reference for it.

This was something I was wondering about also ,how we would be getting the leads. I was thinking it may be door to door if so its not my cup of tea has to be more to it .

The paper work states:
Drive through the Mfg. Home Communities in your area and write down the contact details of those who have homes for sale. Your details should include contact info for:
Realtors, In park brokers, FSBO's, Dealers, Park Owners/Managers.
Again - folks, I am not endorsing this...I am looking into it with a bit of seriousness.

OK...so after you give them the name of the park owner/manager, aren't you giving them all they need to make weekly follow-up phone calls and cut you out of the loop ? Just seems to me that they're phishing with your bait. (and you end up with the empty creel !)

Yeah, it would not be the first time I was contacted to do something like this. In another scenario when I said, "Put it in writing" they slithered right off.

Brenda...giving away information with the potential of making a nice referral for others wouldn't be smart business. I might be very new to this business BUT I've done a lot of homework and the more I hangout on these boards the more I learn. You guys have kept me so busy ;-D Now its getting closer to take my Oath then become certified SA. I'm ready and confident with this business I know a lot about the process of loan signing.
However, education never stops and I don't mine paying for information. Once you are done please put me on your mailing list I'm sure you will price the information fairly. I'll purchase your lead list as well.
I know I'm purchasing the best information paying for what I need is not an issue for me!!
