I closed a loan for Nasco on June 23rd......they are claiming that they did not receive the hazard ins. declaration page back.... I specifically remember it being in the package when I sent it back....right on top, where I always put it w/ the drivers license copies. I get a phone call from them today stating that my fee is being reduced by $30 because I did not collect it. I have done a fair amount of work w/ them in the last couple of years but they are really starting to grate on my nerves......fee reductions....mutiple copies of the DOT required.....and last month I made two trips to borrowers who claimed that they had called and faxed a couple days prior to the appoinment that they did not want to go through with the loan. I contacted Nasco several times in the days leading up to the appointments letting them know the borrowers were not returning my phone calls......they told me to go to the appointments anyway...... I get there and both parties told me they cancelled days before....one even had a fax to prove his point. (not that I doubted him) Now I get snide little email informing me that I may be "deactivated" if I make any more mistakes. Sorry to vent...... but I am a little pissed off.

Chances are you did in fact send everything like you said you did but that they lost the lage themselves and they are using you as a fall guy/girl. This company sounds very "hinky". I dont go anywhere unless I talk to the borrower and have docs in hand or I'm sure the docs the borrower received the docs themselves. Gas is much too high and my time is valuable to me.

JS, I know how you feel. I had another company pull this on me a few months ago. I know the package was complete and correct. I've done a fair amount of work for them. Yet they wanted to dock my fee because a page was "missing"...and it was not a page that required a notary! I was so angry! After all of the time we'd done business together, for this company to pull this really irked me. They still call, but I rarely take their appointments. I usually tell them I'm booked. I know it's cutting off my nose to spite my face, but there is now that lack of trust.

Thank you for your kind words.......I forgot its ALWAYS our fault. In my opinion it should not be our problem to even fool w/ collecting the updated homeowners policy...this should be done by the lender. I feel like you do Lily....the lack of trust stinks now. I bent over backwards for them for two years with NO mistakes ever...they know my work. I am just being used as a scapegoat. Oh well .....time to move on.

I had a co. tell me that i left out the signature page that i KNOW i put in and had signed because i had to do an attachment because my stamp would not fit!when i told them this they said i was full of it and did not put it in.so when i said i would go to the brw they said no they will find someone eles but that i would not be paid!well in my small town EVERY one knows EVERYONE and the brw funded without prob. and never had anyone come out for a new signature page.and I'm still fighting for payment!

At this point in my career, I don't tolerate that stuff much

I'm moving away from companies that try to pull that kind of garbage. I'm losing a little bit of income, but enjoying my job even more. There are plenty of other options out there. They can be replaced. Treat me fairly and I'll walk through a wall for you. Treat me like a child, nickel and dime, or lie to cover your own screw up, and I'm outtie. Go give the next schmuck a migraine.

It may be overkill and extra work but I keep a copy of the conditions as well as a copy of the signature/notary page of everything that I notarize. It takes an extra few minutes but I scan them and leave them on my computer until I get paid. I has saved my A** more than a few times.
More than once I have had a lender tell me that I did not include a copy of the one of the conditions or that I didn't notarize a document correctly and I since I can produce a copy immediatey as proof, it ends there.

Oh, oh!

Keeping copies of documents falls into the category of Really Bad Idea. At the very least you are probably violating confidentiality, and at the most you are risking a serious lawsuit. If someone steals the information from your computer you're in deep weeds.

As tempting as it is to give oneself insurance against "lost" documents, keeping copies (whether scanned or photocopied) is a seriously risky thing to do.

This is no different than all of those who keep a copy of the downloaded documents until they get paid. The loan application has more information than the declaration page of the Insurance Policy.

It's time to re-negotiate your fees with them JS. Have them fax you a new contract and then up your minimum fee by say $30. They will probably still call you for last minute stuff and you get to keep you raise.

I stopped accepting work from Nasco quite some time ago, reason was they reduced fees and were looking for any opportunity to chisel the reduced fee down even more. intolerable.
