Got a call to do a signing tomorrow. The borrower is visiting here and is staying in a hotel, he has the docs. The SS said that his wife has already signed the docs. Its a single refi. What kind of problem does that present for me? Any? if she's signed but not present?

Copies. Does the borrower also have their copies of the docs?

I don't think it would be your responsibility as borrower has the docs, and they weren't emailed to you.

Borrower might have the originals, with the wifes signature, or they could be signing in counterpart. No biggie.

BTW, you have a terrific picture on your profile, very pretty. But...I find it hard to believe you have 20 years experience in anything Rhonda....you look about 25!

Wow. Thanks for the compliment. I'm 38 with 4 kids - my oldest is 19. Anyway, yeah the borrower has all copies. I'm just meeting him there to sign.

and Sylvia's right, you should bring loose certs.

I always forget that "signing in counterpart" (in my world) is the equivalent of "split signing" in Notary Land.

Just like any other split signingSmile You will be just notarizing the husband's signature. You will probably have to attach loose certificates as the ones on the docs would have been used to notarize the wife's signature.

A 2002 paper by the Property Records Industry Association recommends that detatched certificates be the same size as the document they are attached to; many certifcates for sale on various web sites are shorter than 11 inches. This has been discussed once before on this board, I think.

Common problem I ran into being the 2nd notary is the first notary would leave only the signed RTC where I have to make separate copy for the 2nd signer to sign. Since yours is at a hotel, they do have copy machine at the frontdesk. Also, borrower may want to hang on to the docs after s/he signed so besure to stock up on loose certificate.

I make a copy for bwr and a copy 2 per page to send on. So when I am #1 I give #1 bwr the choice on the 1/2 or full size set. However, RTCs MUST be full size.

Be courteous to the next guy when at ALL possible.

I think the best thing that I have done since I became an NSA is join NotRot. Every night I log on to the "notary talk" and read posts for a good hour before I go to bed. I learn something new every time. Thanks to everyone for all the knowledge, it definitely doesn't go unnoticed here.

Did my first split signing earlier in the week.

Fortunatley I had extra Ack's and Jurats with me. Yes it was an experience for next time. Husband in one county and later that evening wife in another.
