Challenges in Georgia

I just relocated from Virginia to Georgia. Does anyone have any advice on becoming a mobile notary? Virginia is not an attorney state, but I just found out that Georgia is. Is there opportunity to be a mobile notary/signing agent for real estate closings in Georgia? Thanks.

If you perform mobile notary/signing agent duties in Georgia without a Georgia Bar license, you will be engaging in UPL (the Unauthorized Practice of Law). There are no exceptions to this rule -- not even as it pertains to properties that are closed in this State but that actually rest in another.

Yep, "attorney state" means you can't do closings unless you're licensed as an atty. in that state. Applies to refi.s, HELOCs, etc., as well as purchases. If you do a closing and are not licensed as an atty. in that state it's a misdemeanor (unauthorized practice of law).

I think there are 7 atty. states? GA, SC, MA, DE, WV, VT, MD, (and IL requires either an atty. or title agent?).
