Don't ever give the oath after the docs are signed! Either explain and give a blanket oath before the signing begins ("I have to give you an oath." "How can I swear that everything is true before I read it?" "If any document contains an untruth, don't sign it! We MAY be able to make corrections which will make it true." [Use extreme caution with that last sentence!]), or offer to give an oath for each document. Borrowers who opt for the one-oath-per-document plan usually change their minds after the third or fourth document and request the blanket oath.

Giving the oath is like having your journal signed: Always do them before the signing so that the borrowers can't "forget" or decide they just don't want to do it. YOU are in charge.

How often do you get docs with no jurats in them? I'm new and I got a package last week with no jurats whatsoever in it. I got a little nervous. Went over the docs serveral times just to make sure I wasn't missing anything.

Jurats are on documents called affidavits.

Many of the Countrywides that I do don't have docs w/ jurats just the mtg. w/ an ack. Of course this depends on what TC they are using and does vary.

Mortgage == Ack. Sure!

And no notarial block on the Note at all. I'd just be surprised if there were no documents at all that required a sworn statement.

As Becca says, many Countrywides only require one notarization on the Mortgage. One Chase package I do has only the Mortgage requiring notarization. Household/Beneficials only require the Mortgage. There are MANY different packages out there.
