Charging for corrections
I have started charging TC's for doc errors, as I am seeing more and more of it. I work with one particular TC that puts the address in the docs using TOWNSHIP instead of the actual address. I have been told that the register of deeds will not accept a mortgage with the township in it.. has to be the actual address. Is anyone else charging for document corrections? I even had one where the wife's last name was spelled incorrectly. Geez!

What about charging for corrections the TC swears is necessary and you know is not? I had a TC want me to go out and redo a Finance AFF because they swore MD would not accept wear I placed my seal!!!!!!!!!! Never mind how many of these I've done.

I do add a "document error" surcharge on my invoices, spelling out the error(s). However, 90% of them simply ignore the surcharge and pay the original "agreed upon" fee.

Do you tell them upfront that you intend to charge them extra for errors? Otherwise I don't feel that they HAVE to pay unless it is in writing on their confirmation when they send it.
Personally I would love to charge extra for every back road pot hole that I have been stuck in......and every snow storm I have been caught in ........and every incorrect confirmation that takes me an hour out of my way....... having to walk across the street to the park on a very windy day because the borrower's home is so filthy there isn't a clean spot to be found to sign papers on! Every signing I have turned down because of signings that fell through and they don't bother to call....Last one......and charge for a new flap on my signing case because the borrowers puppy chewed it off!! Boy I could go on! :-)
