If the signing is taking place in the Register of Deed's office, usually the TC includes a check for recording the Mortgage(s). It's not a big deal, just follow the instructions posted, and you shouldn't have a problem (in MA the mortgage must be stapled together correctly, the property address must be clearly written up the left margin, etc)
Remember though, if you are recording a 1st, 2nd, HELOC and/or Homestead, to give them to the clerk in the proper order (1st mortgage first, then the 2nd, then the HELOC, Homestead is always last).
There are very few clerks that will place the docs in the proper order to be recorded. If docs are not recorded in the proper order (i.e. HELOC recorded before 1st mortgage) then it becomes a huge problem.

the title co or the atty who closes the loan usually does a final search for any liens before recording and disbursing (at least in NH) and if we do a purchase signing and they ask us to record, are we suppose to do that final search? If so, what is the procedure?

I've never done, or been responsible for, a final title search.
I've recorded mortgages for purchases and for refi's and the question of a final title search has never come up.
