Go to http://search.bbb.org/ and under "business name"...

type in "Independent Settlement" (part of Independent Realty). They have an excellent rating and I've had good experiences with them. Hopefully, they will meet your fee It's in the Better Business Bureau website..bbb.org...a SA's best friend.
