Need to vent a little

I did a signing for a company we all know,I had signed for them many times. That signing was for Friday all went well ( I should say this was a reschedule as the borrower was no where to be found the first time.( I had turned down other offers) Over night docs all went well untill today Ms girl calls and said there was no hud in the package I returned,I told her there was a settlement statement the borrower signed it and it was returned. Ms Girlie, oh there was I will have to look into it further however you need to go back out with a hud and have her sign tonight to not hold up funding ,also your fee will be reduced !I am booked tonight and I I will not go back 1 hrs drive when someone on your end misplaced the doc. at my expense even if I was available. I guess I won't be called again! That not right!!!!

Della, sounds like Ms. Girlie needs an education about a HUD vs. a settlement statement.

The "oh there was, well I'll have to look into that" was a dead give-away. She doesn't know what she's talking about and using the canned speech about the fee being reduced. I say talk to the owner and hold your ground.

No there was no hud in the package and it was scanned in so you did recieve it but it was not sent back, we will have to get someone else to go back out, I told her someone took it out between here and there then because it was sent back!! The settlement statement that is no hud was in the package but the settlement was. GARRRRRR

You know, this is a slick deal for the SS

See, we can't keep copies of the packages, as it could create an identity problem for the borrower.

If we could, we could defend these statements by the SS phone staff (those terribly knowledgable schedulers)...."oh, you say you didn't get the settlement statement? Well, I'm looking at my copies right now!"

Now, escrow can and DOES keep copies, it's okay for them to do so. Is there an escrow involved? Maybe they could provide your proof?

I believe SS take advantage of it big time; the fact we can't keep copies. It puts us at a disadvantage...yet we don't want to be in the advantage/disadvantage issue with someone that is supposed to be our good client.

Another call from ms girlie to get the borrowers phone # as the one she has won't work!!! Of course it won't its not her area code but it is the same one they sent me , I know the area so I know it was wrong. Nice person I am I give her the right one , I wish I had not have! Blueink
It would not do any good to call the borrower to ask if the hud is in her docs it was sent back I know it! Just can't prove it.

Sounds like a real "no win" situtation to me. Clearly you are speaking with the wrong person. You need to speak with someone "in charge" that at least has a little knowledge of this business. If for some reason the SS, or Title, or Escrow company can't find a signed HUD. Have them mail of fax another one to the borrowers to sign (or have the borrowers sign the copy they have and send it to them.) This is no big deal. The HUD is not notarized, so you needn't even be involved. You need to be calm, and talk to someone that doesn't need help getting dressed in the morning.

Tell her to check her trash can. The only time i was told i didn't send back a document, it was still in the package, stuck to the sticky closure. They were very nice about it.
