In regard to invoicing, there is no way to speak to anyone via the phone numbers they give you. You get voice mail. No one returns your call. They are consistently late with payments, and I had to write a "demand" letter to collect these last two.

They called late, asked me to go to a podunk town 105 miles out for an 8:00pm closing. The docs were sent email. I negotiated a satisfactory fee. After printing, talking with borrower to confirm, I drove out to an unmarked country home (1.5 hrs drive). The very talkative couple questioned everything on all docs. The L.O. was called twice. After TWO AND A HALF HOURS, the couple refused to sign because of all the erroneous info they had been given previously by the L.O., which did not match the paperwork. The interest rate was wrong. The L.O. was called once more, and borrowers refused to sign. The L.O. told me not to wait - to go on. Superior Signing was called, but by that time, (10:30pm) no one answered. I returned homed - another 1.5 hour drive..

I logged into the website www.superiorsigningservices.com and updated the completion report. I left a message at their closing department number as instructed. As instructed, I wrote an email to the proper party to explain WHY it did not close. I asked for full reimbursement due to the circumstances.

Their policy says that if the loan does not close at the closing table you will be reimbursed for travel and printing of the docs half of the agreed upon fee. They actualy sent ONE HALF OF ONE HALF. In other words, after spending almost 7 hours on this one closing, travel of 210 miles, and printing, I had to demand payment after waiting 10 weeks, and received ONE FOURTH of the agreed upon fee.

I have a similar story for another closing done the very next day - and the only difference is that I did not have to drive 210 miles. It did not close either, and I have not received payment at this point.

CLOSE FOR SUPERIOR SIGNING SERVICE AT YOUR OWN RISK. THEY ARE NOT HONORABLE IN THEIR DEALINGS.

I must say I am suprised and sorry to hear about your experience with Superior Signing Service. I have been in contact with Carlos since I started F/T over two years ago - before he was a SS. I have done a few signings for him and have not had a problem. I just did one for him on 3/3.

Oh, one more thing (for Deborah)

Why on earth are you taking assignments that are 105 miles away? I've spent time in TX and know it is vast and the Hwy system STINKS, but I can't understand driving that far one way no matter what the pay was. I guess I'm just one of those people that puts a premium on time. Call me what you will, but I don't drive over 35 miles one way 90% of the time. I have, on occasion, gone up to 45 miles one way, but that is just for a few, and I mean few clients that what me to go and will pay well for the service.

When I started in this business I wanted to get to know SA's in my surrounding area. I started emailing, calling and talking to SA's all over Florida and came up with a handy-dandy referal sheet that I keep in my wallet, on my desk and in my car. I started to refer signings to my counter-parts in other areas. I have made some great friends and associates by doing business this way and the best part is, they are happy to refer business to me. It's really been great for me and I have become an asset to the TC schedulers that call me because they know if I can't do the job, I'll give them the name and number of someone who can.

Just a little unsolicited advice from an old tired SA that just got home for the day. UGH!

First of all, let me say that I have had nothing but good experiences with Carlos at Superior. In fact, he accidently paid me full price when it should have been half and I had to reimburse him.

Secondly, let me guess...were these Transcontinental Title? If so, I noticed on their own confirmations,etc. that they are no longer paying any but half of the fee if the loan does not go through. I guess they hold back on the SS as well. At one time, TCT owed me for a signing for four months before they finally paid me. It was a loan that went through so I don't know what their problem was.

And, the only assignments I have gotten through Superior were TCT/MIC. Sounds like you were able to call the borrowers so that's not usually MIC.

I have gotten to the point that I ask what lender when certain ones call because some lenders mean trouble. I do not do MIC without asking for a full fee no matter what. Then get a re-confirmation for it. Those have pretty much fizzled out. Haven't seen one for two months.

My fee on 105 miles one-way would have been $350 with edocs. I hope you quoted at least that much so that you got enough to cover the printing and gas. (1/4=$87.50)
