Transition from SS to TC's?

I have been doing loan signings for about 3 years now. I was wondering what step you guys took from going from doing signings with Signing services to working directly with the Title Companies? I would like to do this full time if i could. My flat fee to signing services is $60 and then an additional $25 for e-docs. Do you think that is a good price? I know it will take time to build relationships with TC's so i will have to work with more SS's until that happens. Right now i only do signings for 2 different companies. Can anybody recommend a couple of good SS's? BTW i'm in Northern California.

$$ are a bit low now...

Maybe someone in CA will disagree and they surely do know more about CA than I, but I feel you are a bit low in price...even for SS... (except, of course, the real cheapies.) Also, I really don't understand how you can 'flat rate' your fee--unless you never travel very far.

I agree with Lee, that is too low. My base is 75$ and thats for very close with o/n packages. I wouldn't think no cal is that much different than so cal. For Title cos 125$ to 250$ has been my experence. I try to ask them what they are authorized to pay, before giving them my prices, often they quote a price higher than I might have asked for!
