edocs first-timer

Soooo, now that I have a laser printer, what should I expect when I receive my first edocs job? How will I receive them? Will my printer recognize letter from legal size? Maybe it's self explanatory but a little coaching might help me. Especially if my first edocs job is last minute or time sensitive. Thanks

Depends on your software. Some printers require a driver installed to recognize legal from letter (if you have a dual tray printer). If you have a single tray printer, get used to printing everything on legal size.

Hopefully you got a printer that is PCL 5/6 compliant, otherwise you won't be able to print out some lenders docs.

HP has it built in because they invented the language/code.

If you bought a laser that doesn't automatically read PCL 5 or 6, you can probably go to the manufacture website and look up the download. I know Brother has a download, not sure about anyone else.

As far as size, you'll have to read the lender's instructions. Some docs may be legal size, so everyone automatically prints EVERYTHING out in legal. But, some states/counties only accept letter size mortgages for recording - so, become familiar with your area's recording requirements.

Always print out 2 copies of docs, one to be signed and one as the borrower's copies to leave with them. Never walk out of a closing without giving the borrower at the very least, blanks of what they just signed. They can later refuse to close (even after 3 days on a refi) if they did not receive copies.

If you receive docs in PDF format, make sure that you change the paper size in your printer configuration to legal when putting in legal docs AND in your PDF reader/Adobe program. Otherwise your docs won't come out centered, nice and neat in legal format.

I've seen some lower model HP laser printers that are PCL 4, but not PCL 5/6 compliant.
This is why I asked.

Rick:

Frequently, the company sending the documents will provide you with a utility program - software - that you must install on your pc in order to open the documents.
Every now and then the documents are in Adobe format.
You may be given a website and a password - you go to the password, follow any instructions given to you, click on a hyper link and the dcuments open.
Rick, there are so many ways to receive the documents.

I have found that I've received documents from a company I haven't worked with, they're very helpful and have assisted me with any little issues I've had.

It can be a bit of a pain, I normally just load legal and print all doc's on legal regardless of size. Most companies accept this.

I have found most edocs to be just that last minute. I have had problems printing because the download bombs out because they are too lazy to break up the docs into 2 or more files. You normally have to printout two sets one copy as the borrowers copy. Remember to charge extra for edocs. I get $50 over my regular fee.

Rick... some extra advice!

I don't know if you are new to the biz or just new to Edocs but here's a tip!

Don't leave without the Title Instructions, Affidavits and the HUD! For your first few it might be a good idea to call the Sender and say... OK... I have this and this... is that everything?

Some county recorders will not accept a DOT printed on legal, so it would be good if you could make sure your printer separates it. Procedure varies from printer to printer, so check your owners manual. Also, when you print pdf files, make sure the box that says "Choose paper source by PDF page size" is checked. Also a good bit of the loan package will print on 8.5x11 paper which is a few dollars cheaper per case than legal, so you will save a little money .. and every penny counts.

Also, some SS's will fax the HUD and "junk" documents to you vs emailing them..
