BBB

Ok,

I just reported a company (loan-closers.com out of Mission Viejo, CA) to the BBB for blatent non payment. How effective is this? Does anyone have any experience with it?

In my experience contacting the BBB is a waste of time unless your intent is to have the BBB note your complaint in their file so when others inquire the BBB can say they have received complaints. The BBB is not a collection service. All they do is forward your complaint by registered mail to the nonpaying company and then send you whatever the nonpaying company writes back to the BBB. If there is no answer or reply to the BBB's registered letter within 60 days the BBB considers the issue resolved. I do not consider a nonreply to be a resolution of the matter. "Resolving" complaints in that manner is how the BBB claims a 98% or 99% resolution record. So personally I have a very low opinion of the BBB. I have read on NotaryRotary that others have found the BBB to be helpful.

I had great results

I had a claim against an SS well known for non payment and with the complaint filed, it was resolved. Ireceived payment within 30 days. If they don't resolve the payment issue it is a negative comment or claim with their business and with the BBB.

I had great results too!

I filed a claim against Signatures Plus and received payment within 2 weeks of filing. (Will never work for them again! They had a ton of complaints!) It's definitely worth a try!

...has not paid you. Ask them to intercede on your behalf.

This works wonders. It also lets the TC and lender know that the SS is not fulfilling their contractual obligations.
