California Closing

I have a closing scheduled tomorrow for property in CA. Is there anything inparticular I should be aware of on recorded docs?

Wording on acknowledgement has to be specific to CA notary law, no deviations. CA SOS site should have this wording. More than likely, if the docs have come from CA the wording should be accurate but just to be on the safe side I would look it up.

Notarize by YOUR state laws ...

Even though the property is located in CA, you always complete the notarials according to YOUR own state laws. All states accept out-of-state notary certificates which comply with the state laws of the state in which the notarial act was completed. That means that the notary certificates must comply with WV statutes, including the necessary wording as necessary. You do not follow California notary laws!

Paul is correct

I am presented all the time with documents to record with out of state acknowledgments. They always take me by surprise and I have to remember that golden rule "notarize by YOUR state's law".

Any recorder will have the resources to determine other state's notarial practices.
