Faxing more than HUD
I was wondering what people charge if they fax back to Signing or Loan Officer more than the HUD. I have been getting quite a few companies lately that ask me to fax back all the notaries and Mortgage, 1st and Signature, TIL, right to cancel, 1003, Hud, etc. Sometimes it is up to 15 pages. It is time and money. Even if they have an 800 number. Need suggestions on what to do.

It's a pain in the a##, isn't it?
2 nights ago I had a request from GAC to fax back 16 documents. I faxed them.
The only time I absolutely refuse to fax back documents is when it's not requested of me.

They let you know after you have set your fee with the company. What do you do then?

Up until about 2 months ago I charged extra for it...
Now I know who requires it and I add my "fax back fees" into my initial fee quote. I don't breakdown the fee I quote unless the scheduler asks....
It is a inconvenience but then again so is having to call the LO from the table on 7 out of 10 loans due to the BO not knowing the REAL terms of the loan.
Bottom line, it is part of the job when we accept assignments from SS's. Until you get to the point of only working with title companies it will be required from time to time.
The worst part is having to hold the docs until they call you to let you know you did your job correctly!

Yes it is a pain to hold the docs. Especially when you have other packages to get out to overnite carrier and you are waiting to hear everything is ok. Last month I racked up 10.00 in faxing fees. It isn't the companies that I know that asks for fax backs. It is the companies that I don't know. I guess I have to grin and bear it.

Hey Rhonda Hey. Just punning...and Rhonda - this is not directed on you. At all.
It's just a major PET PEAVE of mine. People just refuse. When you get that bullcorn on the backside, remind them that is not what they are paying you for.
I understand what you are saying, and I do not mean this critically to you, again, Rhonda...it's all those who are perpetuating this silly ritual.
The subject line indicates my disdain for $7.00 employees playing God to me. Treat me right and I'll dance at your wedding if that's what you want.

$50.00 Your time - two trips out, faxing = 1.5 hrs minimum (MY TIME IS NOT WORTH $0.)
$5.00 - $10.00 Your mileage, gas - could have dropped them off, another 10 miles or more to the drop and back.
$??.?? Your stress level (worry you will not get to the drop on time - put a price on these Delicate Daisies...hire better people and the problem is resolved) which brings us to...
$????.?? The biggy: You are making it possible for them to hire inept people to do the job by perpetuating the belief they can expect it. Just say no...but for $25 I'll say "yes!"
One of my fax back companies is paying me $155 for a job tomorrow for a Seller side this time. If I make $150 or more on a job, I'll fax for them. $75? Ha ha ha...no way. Add $25.
This company wrote me a letter in March demanding I reduce a $250 fee for a pile of inane excuses...I said, no...it's not my problem you do not know how to bid your title company jobs...pay what you agreed. They did. I got it in a few days. Most of you probably know who I mean. Great at fast pay and lowballing for $60.
Never say you have to. You are not an employee. You are the boss of your business.
People who are running signing services need not explain to me how my business is falling off because I do not do play this game. I am not going to give away my time and resources. I would love to work for you and pay you are reasonable fee to find me, but kiss my grits if you think I'll go in the red for you.
Work is slow IN MY AREA. It's not slow coming TO ME. There are idiots driving 40 miles to do $50 jobs here. Good. Do it. I'll do them at $175 when your tires have worn down and you see what a rip off YOU have cause yourself. YOU ran yourself into the red...not me.
Do something else besides signing when you cannot MAKE a PROFIT.
Remember the Alamo and all that jazz. Okay...that peavish rant is over.

I understand I just had one of my SS companies terminate my contract because I told them I was raising my fee. They told me their fees were set and not negotiable and wouldn't change. I said fine I will be invoicing you for all the jobs I have done because they pay a month later and I expect to be paid in full ASAP.
So I understand what you are saying.

Brenda, I just had an offer from SL for this week and my first question was about the fax backs. The scheduler said it was a CW with the docs going to the BO and that fax backs were required. I explained that I do work for companies that require some docs faxed back, however their requirements were extreme. (ie. all 16 pages of the MTG, all notarized pages, all pages of the note, almost the entire package, basically.) She said all of their lenders require faxbacks. My answer, "No, not as many as that". I suggested she find another notary that has a really expensive and fast fax machine, b/c mine takes just too darn long. (It would take me as long as the darn signing to fax all of those pages back!)

You made some good points. I have always have to call them and say hey did you check my fax I need to leave I can't wait any longer. And my days are such that once I'm out I'm out and not returning until late in the evening.

Inquire about fax-backs during the negotiation process. Adjust your fee according B4 submitting your fee.

You know, I do 4-6 (or more) CW/FS for TC's here in FL. Not once have I been required to fax anything to anyone! They are very picky, and I am required to have every non-signed page initialled by the brw's, but never have been asked for a fax back nor OK's to send. Docs are usually on time. As for me, I'll take all the CW/FS I can get. Small-Avg. sized packages, payment 7-21 days usually. Go figure.

AMEN. I always, always, always ask about fax backs and if they say no, there are none and then I get the instructions from the lender and they want what seems like half the package faxed back to them I call the SS and let them know in no uncertain terms that I do not fax back ANYTHING - even if I have an 800 number, unless I am compensated for at least my time and my time is worth $35.00 more added to my fee. If they don't like it I just tell them to find someone else to do the job. Period.
