NCS/PLACER - "GENERAL?" Acknowledgements????

They included 2 BLANK general acknowledgements in my pak for me to have the borrower sign. They were NOT ATTACHED to any other document. They were LOOSE. Is this right? Thanks.

In a word--NO. Pitch 'em or send 'em back blank... they're attached to 'nothing' (but could be attached to 'anything' later).

Borrowers sign????? I'm thinking these are just blank notary acknowledgments which you should not complete unless they are to be attached to a specific document and so annotated.

A few companies include general acks just in case you make an error on the mortgage ack. Toss them if you don't need them. But for the borrower to sign? Are you sure?

read the loan package carefully. I do alot of NCS and some of the lenders will have a short verbiage of attach ack. to the back of this document.

Re: To NICOLE

No, there was no "short verbiage of attach ack." on the back of the doc. I'm not even sure I know what that is!

Re: TO Michigan/AL

No, I'm sorry. It was NOT for the b's to sign -- only for ME to sign and notarize. I didn't do it but think NCS oughta KNOW better than to even ask!

I Didn't check your state..sorry

I am so sorry, I thought you were in California. A couple of my title companies are sending me docs with the ca 2006 acknowledgment to fill out and attach to the DOT, etc.

They send those in all their packages. They expect notaries to send them back completed. What I find funny about the whole thing, is when I was an Escrow Officer at Placer Title, they would fire any escrow officer that sent a ack not attached to a document to anyone, even to the recording desk to hold.

By the way, every single NCS closing I've done in the last 1.5 years, has been a nightmare. I suggest calling the borrower with the note info (loan amount, interest rate, fixed or arm, prepay) and make sure that it is correct. Until I started doing that, they were all no signs because the loans were not what was promised.

Re: TO NCLisa

I found your post ESPECIALLY informative -- esp. this, "when I was an Escrow Officer at Placer Title, they would fire any escrow officer that sent a ack not attached to a document to anyone, even to the recording desk to hold." Boy! That's REALLY sumthin' else!!!!!

The signing I did for them was a piece of cake tho. I've done a few others for them, and they were all good.

Are u in or near Raleigh?
