Richmond Title of Plano, TX.

It wasn't like this the last time I work with them. Email and phone call for confirmation docs received, confirmation docs printed, must call immediately after closing otherwise $10 will be deducted. I thought that was a joke, but common, it's EOM. The signing was at 6PM and I had another one right after. I got in 1/2 hr ago and the phone rang with them wanting to know the status.

They also wanted to know if I had fax back all the required docs. Mind you, there wasn't anything in the instruction about fax back. I got lucky on this one b/c the lender is not Indy Mac or Countrywide so no fax back....wheeew.

Richmond Title is the client of my lawyer friend and I know it would end our relationship if I solicited them, so I do not. Oh I love hearing about this new calling thing! Thanks for sharing Andy!

I have been very careful to leave my lawyer friend's clients alone...I referred many of them to him, but now that they use him and he's working out things with me, I would not undercut him, or take an assignments for those I know he's working for already without his approval...or giving him a cut. I don't like it when associates take clients I have cultivated -- especially when they have benefitted from said cultivation, as well. I forgive, but I do not forget...God did not make me a person with total amnesia.

He showed me where his closing files were, clients, etc. and I did not even look in the drawer to see who his clients were while I was working for him! It was kind of like, I only want to know what he wants me to know...and, he trusts me enough to tell me quite a bit. I'd like to keep it that way.

No way I'd pizz on the goose who makes my golden eggs possible.

So then, the other day I was chatting with his secretary...she said, "Please sit, I want to pick your brain. Do you have to be checked up on, report the status, fax, etc.?" LOL...no...I don't do those without a bit extra. Richmond's one of their clients - she told me - so, unless they send me out for a Richmond, I will not take their assignments without permission...

Scratch my back, and I'll do the same...probably rub your feet too!

I'm glad I have decided to follow my game plan....else...I might be required to be faxing, making less...and lose a friend's trust, and a lucrative business arrangement.

Do you see the trend where this signing business has lead to? Lenders like CW, Indy Mac, GAC, etc. have had to make such fax back policies in a way as if we are employee working under a SOP. The clueless SS and cheap notaries are droping like cherries. TC like FASS, BancServ, LandAm Onestop, PSS are enjoying cream of the crops those ss left off.

I hope you didn't have goose bumps with those tickles.

It can't be cheap for them to have to hire people to micro-manage.
And we thougt they were trying to SAVE money by hiring the "less-than-cream-of-the=crop"

The last few closings I handled for them were a real pita. Endless phone calls about the status of everything. Edocs sent 30 minutes after the appt. time. There were also 28 pages of faxbacks. I was then called by an employee and told that I needed to overnight 2 acks because the DOT looked like it was shrunk a bit. HELLO.... this happens when you fax. Anyway I dont know what in the hell happened to them....but its not good.

The last time I did a job for them they wanted an ENORMOUS fax-back (46 pages, including all pages of Note and Deed for 1st and 2nd). The next morning they called demanding to know where it was, so I re-sent it. Then they called and asked me to fax it again directly to the funder. I will be very cautious about the next job I accept from them.

They always meet my fee and pay quickly. Also they will pay you extra if fax backs are required.
