WOW is all I can say!
I was contacted to work at home for the company I used to work for before becoming a FT SA and since most of my signings are in the evening, I thought WHY NOT?
So in addition to my closings I now review loans that have already closed to determine if they are eligible for repurchase. You would not believe how many notary mistakes I see on Mortgages and Deeds of Trusts that have ALREADY recorded, not to mention the other other documents (1003, RTC, etc..).
I review refinanced and purchase loans that have closed nationwide. CA, SC, NM, IN..you name it! I see the acknowledgement dates are not filled in by the notary or in one case, all the notary did was sign their name to the DOT Notary section and left everything blank or in another case, the notary did not have borrower initial the pages of the DOT, Rider or Note and initial pages were there! Another package I saw where the hubby was supposed to be on the note only, but the non-obilgator (wife) signed note as well! I am seeing so many mistakes and errors on these and of course I am having to point out my findings when I return the files.
It is so scary! And I'm sure alot of these errors are caused by new NSA who haven't a clue as to what they are doing. New notaries, please read up on your Notary laws as well as how to perform a sucessul signing. I am not writing this to bash newbies. Just want newbies to see that this profession is not as easy as one may think. It's probably going to cost the borrowers much headache in the long run.

No, it's not my job to keep track of all the notaries that are doing it right. If it's done correctly, then kudos to those notaries who know what they are doing. Why would I want to keep track of those doing it correctly????
It is my job though to point out my findings so the errors can be corrected.

I have pulled some deeds for minor title work & the last one was completed by a local attorney. Did not complete the Ack correctly AT ALL, but yet, teh deed was filed in 1996!
A friend of mine is going to school for paralegal & we had a discussion about UPL -- it IS UPL if you don't know what you're doing & do it wrong. Just some food for thought. (She goes to school in CT, but I suspect the UPL laws are similar in other states).
