What would you do?

This signing company sent me docs via e-mail...so I printed them and went off to closing. Little did I know that they sent me more docs a 1/2 hour later. I feel that they should of notified me. I want to charge an additional fee if I have to go back. What would you do?

Depends what was missing. If I had a note, a DOT, a HUD and the RTCs in the original download then I would tell them that I'd need another fee to go back. With all of the different forms used by different companies those are the only things I KNOW should be in every package. Oh yeah - and even the RTC isn't 100% because it could be on a home that isn't their primary residence!

Doing fine and dandy now. Middle of last summer found out my marriage was over & 6 months later was divorced. Now I'm finally getting back into the swing of things. Just got my web site up and running with the help of my new boyfriend - check it out from my link and LMK what you think Smile

Yes I do. Chalk it up to a hard lesson learned. Don't leave without the HUD or Escrow Docs unless you have explicit written instructions to do so. (The Escrow docs are usually additional Escrow Instructions and Affidavits from the Title Company).

The HUD is almost always late and sent after everything else.

Yep, you've got to make sure the essentials are there at the least. HUD, mortgage, note, rtc, TIL.

I agree on all posted. Additionally, I generally write/call the document originator and let them know what I have, and what, if any, I can expect that is coming. Several occasions now (from certain lenders), this extra 2 minutes invested has saved me a 2nd trip.

This is really embarrassing, I had to go back to this one particular borrower because I overlooked a signature. Now I'm going back for the second time. Oh well, I guess you live and learn.

Always take the extra couple minutes to go through the package after signing AT THE TABLE. I've found missed dates & initials (especially on pages that the bwr signed, but required initials as well) & have saved myself on a few occasions. I also go through everything once more before sealing the package -- just to be sure.

Enter your journal entries as you go through the package with the bwr. Then, when you go back through at the end, cound the entries & notarizations to make sure they match. (Can't take credit for that tip, I saw it here first).

These are good habits to get into. If you do it every time, it becomes 2nd nature & saves the headaches.

It's a tough lesson.

I did it once and had to drive almost an hour back to the borrower's home at 9 p.m. (almost three years ago and it still sticks in my head). I quickly learned to spend the extra couple of minutes to review the docs before I leave.
