What would you do?

I think I know the answer but I have to throw it it out there. I get to the signing and the docs do not match the ID. Lets say docs are for Jane C Doe and ID is for Jane D Hoover. She cannot provide ANY thing proving to me that she is Jane C Doe. Jane C Doe is her married name and her husband is deceased ( 4years now). Her ID is for her maiden name. (Jane D Hoover) all she has is her hubbys death certificate. I call SS about 5-6 times no answer and they never call me back. I get ahold of title and they want to fax me an aka affidavit. ok...thats telling me she says she is Jane C Doe but still does not prove it, it does not change the name on her licesnse. Client is P.Od and using fowl words to me. Saying she knew she was going to have this problem. Title asks again if I would sign anyway, I told them I cannot notorize Jane C Doe if she cannot prove to me she is Jane C Doe they say fine then the LO can deal with it on Monday. Was I wrong? By the way the neighborhood in my opinion was VERY Very bad, I was not comfortable at all and the house was the only one that had an 8 foot locked chain linked fence all the way around it. WIth the feeling I got when I arrived and her behavior I have to say.....I don't want to nor will I go back.

You were correct. If she cannot show some form of acceptable ID per your state requirements, it is out of your control. Sometimes if you explain that it is out of your hands, that you have strict state guidelines you must adhere to and could be prosecuted if you did not have proper ID.

There was nothing to contact the title company or anyone else about. If she doesn't have proper ID it can't be done. The only thing to call about would be to report status, incomplete due to borrower not having acceptable form of ID. When I call bo to schedule I ask if they have valid ID. To this point I have not been asking to verify the name and spelling but someone posted here not long ago that when they make that confirmation call they verify spelling, address etc. to eliminate problems like this when they get there.

Thank you, I think I just needed to hear it. I have only been doing this for a year but honestly this was my first bad sign. I always ask to make sure they have ID but not once have asked what name is on it. I guess will from now on. Smile

I think you handled it right. Doesn't make sense that she has no current ID in her married name. With her husband being dead for 4 years already, and if she "knew" she would hava a problem, then why didn't she do something about it. The whole thing stinks in my opinion.
