Lately I have been getting this for in the country wide package.
My question who signs this?

It has Countrwide Home Loans, Inc.

Not real sure about your question or the form in question. Is this the disclosure form that says (m/l) 'no guarantee that your home will sell at the appraised price'? Read the form... it ought to be fairly obvious as to who is to sign this.

If it was obvious I wouldn't have ask the question. I see why new notaries shouldn't ask questions on this form because most of the time they don't get an answer instead they get smart--- responses.

I've noticed this form too. Sometimes it comes signed, but usually not. I believe it is something countrywide signs and possibly attaches the appraisel after closing to mail to the borrowers. I just have the borrowers initial the bottom.

Thank you, that is what I thought but just wanted to confirm before I left today. The last time I left it blank. I need to check with them next time I get this form.

It looks to me like it is something Countrywide signs.

Looks to me like Countrywide should be signing this, it is a statement from them that the appraisal was done by an independent professional appraiser and the lenders acceptance isn't an endorsement of the appraiser or the appraisers report and that the appraisal is not a guarantee of the value or condition of the property etc etc etc

It wouldn't hurt to do as Joan suggests and have them initial it to show that they have seen it.

This form is signed by Countrywide, I would not have the borrowers initail anything because Countrywide is so picky about their signings (JMHO) Have a great day!
