notary hold harmless
I searched for this, but I am still confussed about it. I want to write one to have the borrowers sign. What do I do with it? Do I keep it or do I send with docs? Can anyone share what theirs says? Tired of taking the blame.

I keep it for my records just in case if something comes up in the future regarding the service you performed.
I have a simple one that highlights my paralegal services, as well as my notary acts. My attorney reviewed it and says that's it's good. I did have one regarding loan closings that was sent to me by a NotRot user, however I can't find it any where.

Missy, I don't think you get the concept of a hold harmless agreement if you have to ask this question.
That type of agreement is between you and the borrowers, in case the loan doesn't fund. It can be a binding contract if written correctly, between you and them.
Keeping it would be obvious, and not sending it with the docs would be just as obvious.
I suggest you consult an attorney as to your contract/language. No one here can address this because it would be a legal arrangement. Unless, of course you are Paul/PAW. In that case, I retract all comments as he has successfully enforced these agreements (according to posts here) and I get tired of disagreeing with him. It's just too much work on my part.

I am just so upset tonight, after being accused of something I didn't do. The first thing I told the borrower was to call his LO, when he had a question, and he did, 5 times! Then I get blamed from the SS that I was advising him on his loan, making him question it. It couldn't have been the numerous changes that were made on it, all a total surprise to the borrower. Each time there was a question, I said you better call and ask you LO. I left with signed docs!

Personally, if it is the lender that is going to accuse me, then why not send them a signed copy of this document.

I would say that is one of it's purposes. I wouldn't send it with the loan docs but in the event they try to not pay you saying you somehow advised the bo, you can show a copy then that the bo signed that you do no such thing. Additionally, if something were to ever go to court for whatever reason you have the backup that the borrower signed saying you didn't advise them. Also I see it that by them signing it shows I did advise them of my role as only a witness and cannot give legal advice. Note the last item of the oath. This way they also sign that I administered the oath for the jurats. Glad it is what you are looking for.
