What do you do with this document if at the signing they tell you they will not be occupying the property? Do you just mark the appropriate area and have them sign and notarize as is?

There are several options on the form, I guess it will already be premarked by the lender. I guess in the event it was a property purchased for investment it would be written that way.

Any I have dealt with already have an item chosen. It makes a big difference if they are going to occupy the property or not, but that is a concern for the lender, not you. If the option of occupy the property is chosen, I might be tempted to jump on the phone to whomever hired you and ask what to do? For one, the option/or requirement of a RTC is somewhat dependent on if this is a primary residence or not. Is there a RTC in the package?

I haven't come across any it was a hypothetical. I guess if the docs already have it checked that it will not be the primary residence it might be an investment property and you would notarize it as is.
