split package question....have you seen this?
I am doing one of those infamous Land America/countrywide split packages.
Usually, I am requested to send the original deed, affidavits, and original HUD to Land America. Then I copy the deed and HUD and include that in the package of remaining docs to countrywide.
Well, I have instructions in front of me that states: "YOU ARE TO SEND LANDAMERICA THE ORIGINAL MORTGAGE ANY RIDERS THAT GO ALONG WITH THE MORTGAGE AND ANY DEEDS AND ANY CHECKS FOR FUNDS THAT ARE DUE GO BACK TO LANDAMERICA"
Has anyone not had to send the affidavits and HUD back to the title company for split?
I intend on following the instructions, but was just wondering if anyone else has seen this.
You’d think they’d want their affidavits and at least a copy of the HUD….I hope they don’t deduct my fee for following their own poor instructions (which I have a gut feeling is going to come back and bite me in the butt!).

I have always been requested to send the whole package onto another notary for the other spouse to sign. Once in a great, great while, I will get a request to fax the HUD but otherwise I have always sent it onto the next notary. I also make a courteous phone call to the next notary to let them know what the tracking number is and when I sent it out.

I think you are talking about a split signing. I am inquiring about a split package. A split package is when the docs, after signing, are sent to 2 different places. 1) Title Company 2)Lender.

Do two things:
Call LandAm and find out what you're supposed to do.
Assuming their directions are correct...put a note on the instruction sheet that per this sheet you are sending what is asked for and nothing more and nothing less.

Depend on which CW branch the package is from. I think LamdAm service the Dallas & Houston, TX branches. 1. Send LandAm original mortgage, riders, LandAm escrow/title docs, and copy of the HUD. 2. Send CW the remaining plus a copy of the mortgage, and riders along the the original signed HUD.
The different between Countrywide TX branches and AZ is that AZ branch use Fidelity and the original signed HUD goes back to TC.
