Deed of Trust intials
If the borrower has a POA, and the POA signs for the borrower and it reads
James Dean by his atty. in fact Marilyn Monroe.......how would the initals read.....

I wouldn't use "POA". Instead, I'd put "JD by AIF MM" if instructed to sign the way mentioned in the original post. There are about three different ways to sign and I'd have initials be in same order as signature.

Check with the lender and/or title company
Some lenders are pretty picky how an AIF signs and initials for the principal. Most that I've done have the following form/syntax:
James Dean by Marilyn Monroe, his attorney-in-fact JD by MM, AIF

Concur with PAW and not to be construed as legal advice....
etc.etc. but , as I see it, the iniitals as we use them on the bottom of a page, serves to acknowledge that the signer saw that page and the that was the page in the document when signed. Absent specific instructions to the contrary, I believe that just "MM" would suffice. When initials are in the doc , such as acknowledging residence at PIQ or marital status , then "JD by MM AIF" would be reqd. That said, you can generally not go wrong with the whole 9 yards.
