a search within 20 miles of my zip shows 17 SA's 1/2 of which do not have current profiles. I took the liberty of looking at the same 20 miles within Christy's location, there were 1033. I think that's what makes things so difficult when you read the boards and see SA's working, literally, 24/7 and not leaving their house for less than $125. You can't equate what a metro area in Southern California is doing to what is happening in the rural area of Arkansas. The demographics says it all. We seldom hear about what's going on in Nebraska, Wyoming or Iowa. Lots of movement in California and Florida. Why? Everyone wants to be there, everyone wants the benefit of beautiful weather. In my state we're beginning to see alot of Floridans searching for homes because they're not looking forward to another hurrican season. I've learned not to pay much attention to activity in other states and to use that time to market, market MARKET.

my business has grown steadily through a lot of mtkg and asking the right people for leads,,,,,,,ppl out of my area,,,,,,,and you know who you are I thank you....I predict that the first 3 days of next week will be hellish..with friday being the busiest of them all

Sue, excellent point! To compare CA to Iowa is apples to
oranges where fees are concerned. Something we all need to remember when reading this board about the fees being charged.

We are on pace with 2005 around here. Already have 8 on the books for next week. The telephones should be ringing off the hook starting Tuesday 4pm for Wednesday.

I too have become outrageously busy the last several days. Yesterday was a nightmare all on it's own! It was like the end of month. Today, only 1 . . thank goodness!

It's not surprising that those areas are busting.
It's close to Christmas. Time to get that little chunk of equity out of the home.
Texans don't understand when they read this board why our market is so different. I talked to a gal today who wants into the business. She's quitting her TC job (lay-offs) and thinks she'll just get a part time job and do this on the side. She wants on the Tx network and has 20 years of experience.
I asked, "Have you done rev morts? We might be needing someone in your area."
Well, yes. I said I have 20 years of experience!
"In a Tx title company?"
Yes.
"So tell me about your rev mort experience."
Um...no, I have not done a rev mort.
"Uh huh, and I knew that because I know the tc's in Tx who do and who don't."
I have to go. I have to take this call. Thanks. ------------- See, in Texas things are different, folks. If you are a Texan reading this...you need to know that you cannot do equity lines without being inside of a title co, law office, or a lender's branch.
Rev morts will be your only staple right now. Even if you got inside of a tc, law office or lender branch, you should know that they are not going to be as plentiful as California or Florida where the equity increases significantly in property value almost monthly.
And, besides...many Texans actually like to keep their equity in their home and pay it off rather than spend it. Rev morts are not busting wide open b/c our seniors think long and hard before taking equity out of their own homs.
So....think twice before jumping into this. If you are a lender or TC who is getting worried about a lay-off...your market is flattening out. Seek work in addition to signings.

And, that sounds rather snotty. That is NOT the way I meant it. Let me redeem myself before TitleGal rips me a new one for being impolite. 
Texans did not get the right to have a line of equity on their homes until 1997. B/c this is so new (no second mortgage) Texans don't feel comfortable with that. They are still fearful of losing homes b/c that's what the purpose in the Tx Constitution was for so many years not allowing a second mortgage.
The other thing is that our equity does not increase at the rate Florida's and California's does. It's not flat and dead here, but it's not like people are rushing to purchase like they are in the other two states mentioned.
Sorry if I sounded ugly. It was NOT my intent.

I can't speak for FL, but the appreciation rates (and quantity of purchases) have leveled off significantly here. What seems to be fueling the activity, from my personal experience, at least, is people trying to get out of their ARMs (or get into a better one) and others making out-of-state purchases. (I did a refi a couple of weeks ago where they were borrowing to buy a home in another country.) You are right in that a very high percentage of loans in Southern CA are because people are spenging their equity, although many are using it wisely to upgrade their homes. I suspect, though, that there are a lot of Californians who would have been better off if they weren't allowed to have a second mortgage! (But I'm not complaining...)

I've had signings every day this week, which is nice, since we're leaving for two weeks on Sunday. My two notary partners have been busy too.
