F.Y.I. Be Aware of Docuserv USA

Received a call to do a last minute 1st & 2nd. Was told that full fee would be given even if the borrower didn't sign. Borrower didn't sign! Now Docuserv USA is offering me 1/3 of the fee or nothing. I am not a newbie here...just want others in this profession to be aware.

Did you get that proviso included in your confirmation? I usually ask them to include those terms in their confirmation (half fee if no sign - full fee if rescinded)

Also, if the signing was stopped early enough into the process (like show the HUD first and they say "not gonna sign" or they stop signing at the note, which I show second) and you've adequately quoted your fee for a first and second, 1/3 of the fee may be sufficient compensation for print and travel. I'm not saying what they did was right but that needs to be considered. (did you travel 10 miles - 50 miles? around the block?)

Hey Linda, yes I requested this in my confirmation. Borrower couldn't get past the pre-pay pen. Spent 2 hours back & forth with LO to no avail.

I had a similar one not so long ago - 90 mi rt - borrower signed 85% of docs (out of state investment property) when he decides to call a "buddy" (supposedly a mortgage broker) and discuss loan and his finances with him - ends up saying "this loan is no good for me - signing over"

Thankfully I got this assignment from a title company - 90 miles/printing/3 hours later they paid my full fee - no questions asked.
