Non-Borrowing spouse

And to make things worse on my tomorrow's signing, the non-borrowing spouse's name appears randomly on certain docs. On some documents, only one person to sign in some pages and other pages have both. Escrow Instruction - only the borrower. Amendment to escrow instructions - both signers.
My understanding is that the non-borrower has to sign just the security instruments such as
TIL
DOT
The Itemization of amount financed
The Sect 32 document
(no RTC - investment property)

Mike, Re: Non-Borrowing spouse

Please do not make things so complicated.
Just follow the amendment to escrow instructions.
If still in doubt, you can always telephone escrow
to clarify instructions, before going to the appointment.

You have the nonborrower sign where their name is typed. Period. I've got clients who also have nonborrowers sign a Name Affidavit. Some sign a Compliance/E&O Agreement. It runs about 50/50 on signing the title docs. You cannot randomly decide what docs they sign. I've got 2 clients that don't require them to sign the TIL. If the locations their typed names conflict with the written instructions, call because whichever of the two choices you make will undoubtedly be the wrong choice.

I agree with Sue... It's too varied and it's not up to us. n/m
