Yes to both questions.
FL is a homestead state. FL is a witness state for the recording of deeds of conveyance. Mortgages do not require witnesses for recording purposes. FL IS NOT a community property state.
However, the lender or title company may require witnesses on the mortgage. If witnesses are required, they must not only sign their name, but their name must be legibly printed beneath their signature. On some documents, the witness may need to include their mailing address as well.
