Question regarding a CW signing

Hi all, I hope you had a great Turkey Day! I have a question on a signing I'm scheduled to do tomorrow. It's a Countrywide and I've just printed the docs and called to confirm the appt with Mr and Mrs Bo. Well, there's no Mr Bo ("been divorced since 86', how did he get on the docs?" She claims he was NEVER on the deed) Of course CW and Title Co are closed until Monday. Yes, I know tomorrow is the last day to sign.

So...should I cross off his name on all docs and perform the signing with Ms. Bo?? Or just wait until Monday to inform CW of this error and wait for the redraw?

Have Mrs. sign away, attach a note re: Mr. and call TC first thing Monday morning. TC may be able to salvage the deal with a Grant Deed during recession.

Another question...Is Mr. just on the legals or the entire pkg? If he's on the Note, something strange is going on.

Again, do the job you were sent to do. Unless there are instructions to abort the closing if all named parties are not present, have Mrs. sign and let title deal with saving the deal.

Another thing...

The borrower may have the LO's cell phone # and many CW offices are open on Saturdays...especially at EOM.

Mr Ex is on the RTC, DOT, TIL, & Itemization of amt financed. NBS docs. Ms Bo said he was never on the deed to this home. I will call her and ask if she has the LO's cell #. Thx!

I will try CW tomorrow a.m. If no ans. then I will go ahead and have Ms. sign. And I thought this was going to be a nice quiet weekend.... Thanks for responding Becca.

You can only play the hand you're dealt. Or as I say, when you get crap, you send crap back. It's all you can do. You've got a title issue, let them deal with it.

What is that saying? Poor planning on your part.........you know the rest.

It May be

That the ex did quit claim in the divorce and it never got filed with the Reg of deeds. This happened recently with me. It was still in the attorney's files 5 yrs later! Also had one where the hubby had ben dead for 30 yrs. He was on the marital docs of the loan. In both cases I had the wife go ahead and sign.

Thanks Stamper, that may be the case. Like Becca said, I will do what I was hired to do. BTW, regarding our 8220 printer - I ran out of toner and had to buy a Brothers toner cartridge from Office Max - no jams what-so-ever. I guess you get what you pay for. The generic toner is half the price but...

Even though offices are officially closed often times they are still working, just not answering the main switchboard. Not sure if you just called or if you left messages. Let a message everywhere you can. When I need someone after hours I often call, fax and e-mail with the subject HELP - CALL IF YOU"RE THERE !! Many times I get a return call.


As always, the companies seldom come up with names out of the clear blue (although sometimes they do). His name shows up somewhere that they picked him up and I'm betting it's on the Deed to the property. People are so often in the dark about their own affairs.
