Title Companies and UPL

I am so sick of TC's not knowing and following the laws of NC in regards to title searches and closings. You'd think they'd hire a compliance officer or attorney when they go into a new state. NC requires that all title abstracts be certified by a licensed NC attorney and that attorney render an opinion of title before a title commitment or prelim title report be issued. These TC's are hiring independent abstractors, not having a NC attorney issue an opinion of title, and then having problems with docs and everything else. More and more companies are issuing docs with the names on the deed, and I keep hearing that "my title officer says that the docs have to match the vesting on the deed". Not the way it works in this state. So I ask, and is your TO a licensed NC attorney, and ofcourse they say "NO". Title abstracting is an art form in this state because it is so backwards, I really hate to see the messes these TC's create by doing this. I know of several attorneys that are reporting them to the bar left and right.
