Don't you hate it when...

You ask BO to sign their name as it appears and they don't? Last night, I had a man sign with a scribbled signature...as we went along, I didn't know he was signing his middle initial till we were almost done (cause his hand was probably getting tired and there was more space inbetween). What would you have done? I asked him if he had been signing with his MI and he said "yes" so I called SS, left msg, no one called back. So I am hoping because it is a scribbled signature, that they won't notice. I ended up telling the BO that he could tell them what he did or say it was part of his last name if they called back. The elderly couple both told me it would take him a long time to sign without the middle initial, cause he's not used to it. Was I wrong? I wished there were an AKA statement, but there wasn't.

Liz, I think in the future you can just use a separate piece of paper and have them fill it out as an AKA statement. Include an explanation with it in the closing docs if you can't reach anyone before forwarding the docs. I know I came a similar problem a few years ago...will try to see if I can locate the info I put on it in one of my files. I'll get back to you if my memory served me correctly and I have the info. Not too sure I would have suggested to the BO that the "fib" about it?? I think that's what you said you did you did, isn't it?

I had to go back and resign docs before because of this...my second signing. The BO told me that she worked for a mortgage co. before and it was okay to sign her name how she wanted because that's her normal signature. So back I went, then the SS stiffed me on my fee.

If he HAD to put that initial there as he said he HAD to, I left it up to him to tell the SS so we can redraw and sign the 125 pages again or act like it's all good, that's the signature that belongs. Trust me, I am all about perfection, MY work, MY instructions perfect.
