Irep

I went to a HFC office to conduct a signing. When I got there they were still printing out the documents. I sat waiting.
The loan officer came over to me and said by the way we are adding a second loan . But, I will make sure you get paid ok?
I said ok though the thought of not getting paid by Irep crossed my head.
Now Irep won't pay me for 2nd because they didn't approve it. Even threatened to give me a strike for not following rules.
I said you are not paying me plus a strike? They then dropped the strike.
I am going to call the manager over at that office. That loan officer owes me. How would you handle this?

it's the same fee whether it's a first or a first and second. I do these because they are a few blocks from my home, when I have nothing else scheduled. I tried to up my fee and they said they would just find another notary....I like the office people and they will have me sit there all day at EOM signing. Not a bad year last year off Irep alone. Yes, they make me wait at times, but all in all it's been a profitable experience. I like leaving there and not worrying about the docs or getting them out. They also pay twice a month like clockwork.

So what you are saying is it's ok for irep to get a second loan signed for free, and bully you by saying "we'll just find another notary". If I'm there to do a first and they throw in a second and expect me to do the second for free, STRIKE ONE for them. IREP is no different then any other company out there and they should have to pay accordingly. jmo

I do a ton of IREP loans and have never been paid for a second. Usually, the second is an unsecured line of credit. IREP only contracts you to do the mortgage loan, but they are aware that a second will be attached to the deal and expect you to close it also. I have no problem with this as I get alot of business from them....usually 250 to 300 deals a year.

Keep in mind that your client is IREP, not HFC. In the past, they've been very clear that their "ILC"s are not to accept assignments from any branch employee directly. For future reference, don't consider it confirmed unless you hear from them. But as the others have said, they just expect you to do the side loans. They're usually quick and easy, and not worth worrying about if you do lots of business with them.

I am new to them just got certified to do the spanish closings.
That loan officer shouldn't have told me what he did. And, Irep should have told me also instead of telling me I could get a strike for this and that at three I would be taken off of base.
I don't get enough closings from them.Maybe as they get more offices opened in this area. There are certainly enough hispanics for me to work with.

There are a lot of other good companies out there, especially when you have the added advantage of speaking Spanish.

If this was a real estate loan

How on earth were they able to print the loan docs. Their system will not let them real estate docs without a loan closer being ordered. First rule with IREP, don't close loans without a purchase order.

My experience with IREP has not been good. I was told they would be calling me often since I was "so close" to a branch office. What they didn't tell me was another closer was 5 minutes from them. (That's okay.. he can do 'em all).
They called me one 3 different occasions to do a closing, and as I was driving to the nerest branch (40 minutes), they called me and cancelled the closing. The one time I was turning into the parking lot! GRR!
Here was the best one.. the called me when I ws in a bad cell phone zone and scheduled a closing with me. (I could barely hear the woman and the number came up as unknown). I did not receive a confirmation, so I assumed (stupid me) that the closing was cancelled. Then they called me and asked me WHY I wasn't at the closing. I informed them I didn't receive a confirmation and of course, docs went to the borrower. I told them I could be there in about an hour, and they told me, "never mind.. we've found another closer". Then they went on to inform me I was being taken off the call list since I never went to the appt. They informed me it was MY responsibility to make sure I received the confirmation! HUH? I didn't get "3 strikes and you're out"... they banned me for ONE error.
I'm back on their call list (Woohoo!)..but I ONLY take the remote closings.. no more office closings due to being burnt 3 times.
