NEWAGENT
I have been a notary for about 2yrs only for my job purpose. i'm a executive manager at a mortgage company for 5 yrs i have strong skills in the mortgage field with closings, loan doc prep, borrowers,etc. i have decided to become a signing agent, mobile notary, do anyone think this would work for me? or do i need much more knowlegde of this if so can some one tell me what i need to do ???????????

sorry, you don't understand mortgage/ realestate lingo but if you ever speak on the phone with a lender this is how they speak and they would expect for you to understand.

Read your original post again. I'm sure that is how you speak on the phone and thus, the need for a second income. However, most people speak proper English and use correct punctuation. They don't always using lingo. This is a notary forum, not a "mortgage/ realestate" forum. By the way, it would be "mortgage/real estate." Secondly, learn who the seasoned notaries are (ie Ernest, BrendaTX, TitleGal et al) and follow their advice. Finally, know your state laws, inside and out.

The written word is different from speaking. You may sound like a pro when you're talking on the phone, but your writing makes you look like an ignoramus with a 6th grade education.
If you're not willing to put the slightest bit of effort and detail into something as simple as posting on a message board, why should anybody who hires you think that you'll put any more effort into closing their loans?
If you want to be taken seriously as a professional then you need to give a professional appearance. You give the appearance of somebody who is just lazy, uneducated and ignorant. You want to succeed? Start by changing that appearance and work from there.

Recently I did a equity line in a local loan office. I was wearing a pink linen suit with a matching silk blouse. There were three loan officers. The manager was wearing a pull over shirt, black pants and a pair of clogs. She's memorable because she was cracking gum and talked so loud in a high pitched whine that everyone knew what was going on in the "closing room" where we were. She asked if I always got $xxx.xx for being a notary...in front of the borrower.
One LO was a large girl with a shirt too short and a skirt. She was barefoot. The other young lady was dressed appropriately and acted professionally.
Somehow, I can see JH's post as totally in context for her claims.
To each their own...I guess.

I would feel that working for a mortgage company and closing other companies loans just may be a conflict of interest!

I was thinking of doing this notary/signing agent as full time if the business is good being in the buiness yourself you know we get paid when the deal close by points (comm). i only wonder how good is this line of work.

I think you should take the time to read and search the forum so you understand that SA's DON'T get paid right after the deal closes unless they are signing for a title company. Most SA's don't have the TC contacts and have to work for signing servicees. They don't pay until 30 to 60 days after and some of them don't pay at all.
Also - if you're thinking of doing this because the market is dead - so is the notary business (and I don't mean "everybody"......before you all go posting about how busy you are). We are all related to the same economy.
I know of two friends who are excellent - I mean EXCELLENT- Signing agents who have obtained full time jobs just in the last month.
It's not fast money and it's a headache to chase down deadbeat SS's. If you want to know more just click at that lil orange button on the top of the page....it's all there.

I could use a laugh myself. I just spent the last two hours putting together a cabinet from Overstock dot com.
It took 4 trips to the trash to get rid of the cardboard and styrofoam, and the air here is still a bit blue with cursing. My poor Chihuahua is wondering what the heck happened to his nice Mommy. the cabinet is nice - but I should have ordered two. The cabinets are (now) sold out. I'm so irritated, I could cry. It's just not fair.

Why a conflict of interest? Her commision is hers not her
employers. As a notary she is a neutral party, it doesn't matter who she works for. It's a different story if she starts to sell her company at the table but that doesn't equal a conflict of interest.

that's what i was thinking i've closed deals for other companies before and i've seen a lot. i understand how a deal is put together from front to back i'm trying to understand where the conflict would be.

I don't think there is a conflict.
What I would ask myself is do I have the contacts to send me business for a full time gig. If you quit your day job and don't have the contacts to start your own business you may find yourself with no $$$. It takes time to become busy enough for a full time income, you may want to start slowly and do this in the evening and on weekends until you get a decent client base.

No conflict in CA
I know nothing about IL but the CA notary Handbook (and law) specifically states that it is not a conflict of interest for an agent to notarize documents for his client.

I would think that someone who's been an executive manager at a mortgage company for five years might have some idea of what kind of knowledge they need and what to do. I'd also expect an "executive" to be more professional and articulate. Communication skills and professionalism are vital if you want to rise above the thousands of people you'll be competing against for signings. In addition, the executives I know don't usually need someone to tell them what they need to do. They show initiative. So, to answer your question, "do(es) anyone think this would work for me?" My honest opinion is no.
