This is not investment property and there is no RTC, just go with what I have and notorize the borrowers? I worked with this borrower on another loan last month and he used the RTC.

Just look at the 1003 and see if it's marked as a primary residence. If so, need RTC. JMO.

Could this be a streamline loan? Refinancing with the same lender for a lower interest rate with no cash out? If so, there would be no RTC, nor if it is refinance on a second home.

If anyone is curious why I said to call the company back RE: RTC. #1 There is the remote possibility that the RTC is just missing and they need to send it to you. #2 When you call them they will tell you the reasons for no RTC. #3 You will not forget the next time because you called and spoke with someone. Just my opinion of course. People tend to remember things if they have to seek the answer from the source of the question.

Darn it John! I'm snowed in and playing Halloween Hangman. Got up at 4AM and started to juggle all my appointments. Now Friday is a combo of Thursday and Friday. Hummm Rather interesting , all I have to do now is get plowed out. LOL

Page 2...It was a refi on a primary residence. I did call prior to my listing here, was impatient and thought it maybe an easy answer I was over looking. Just received a call back and OOPS, they forgot to include it. Thanks for all of the input, good information to look out for in other situations. Off and running again.
