OK. I would be considered a newbie as I have yet to complete a loan signing as a loan signing agent. However, I have many years in the loan business. I was not recruited by the NNA, I fell upon this business, by accident you may say, some may say by fate. Ayhow I just received my first assignment, thru a signing agency for H&R Block Mortgage. The first thing I noticed is that the property address is incorrect, plural rather that singular, and the borrowers home phone is disconnected. Should I be worried, is this an omen of things to come? Any suggestions.... I'm kinda nervous, being my first one...remember what that was like..?

Call the Co that hired you and let them know...
they should get you a phone # and let you know how to proceed with the typo. Every TC & Lender handles doc errors diferently. NEVER assume you know how to correct a problem, even if you do know.

Thanks, Rebecca. I did let the signing co. know, I did not want to appear as a know it all. I just know enough to know that when it starts out like this it usually goes down hill. Just nervous I guess, as it is all coming back to me, the nature of the business that is...

9/10 incorrect phone number on confirmation are due to typo from changing hands. Check it against the 1003 (if you have docs) or call the hiring entity.

Did I fail to mention that the docs are being sent to the borrower? And that the lender will be on the phone for the closing...geezzz...what have I signed up for??? No, really, I'm up to it. After the year I've had, father diagonosed with lung cancer, surgery, problems since, mother with alztheimers (sp), husband with type 1 diabetes, , whatever, give it to me, I'm ready..!

Cindi - I have done one of these before. I can't answer the question about the property address or phone problems, but you will need some kind of speaker phone or two phone lines as H&R will talk to you and the borrower throughout the closing. If you need any info, email me.

I didn't know that H&R Block had a Mortgage division. Just thought they did taxes. I am sure you will be fine. You have an advantage since you said you have worked in the loan business for many years you are probably familiar with the docs that they will be signing. Sometimes we run into a few roadblocks such as the phone number but it was probably as already said just a typo. I would get that straightened out though. You don't want to make the trip out there without confirming the appointment with them. Relax, take a deep breath and hang in there. The first one is always the hardest. Just look professional and you will be fine.
