Which one?
One does not pay anything if the loan does not fund, not even a print or trip fee. They were located in Bristol, PA . I found out when I did a closing and it did not fund. Maybe they changed their policy if this is the one you are inquiring about. I know there are a few others with a similar name.

This is the one in Bristol, Pa. When I received my confirmation stating that if the loan does not close there will be no payment, I called them and told them I would not do the closing. They are the only company that I have ever had a confirmation stating this. I refuse to take the chance of printing out docs, signing all of the documents, and not getting paid. The scheduler seemed surprised that I was calling and canceling!

Wise Move
I recall the borrowers had no clue of the particulars of their loan. (ie: ARM, Prepayment penalty)In that case why am I wasting my time, wear and tear on my car, gas, paper & toner because the LO was hoping it would stick ? I usual find a certain pattern with the same TC & lenders (who are usually affiliated) that seem to have uninformed borrowers until I arrive with the paperwork. No thanks.
